Join EWAA Hotels to contribute to achieving its vision and mission of excellence and community service.Role Description The Acquisitions & Development Manager will be responsible for expanding the company’s hotel portfolio through sourcing, evaluating, negotiating, and closing opportunities for hotel management contracts, franchise agreements, and hotel asset acquisitions.The role requires strong capabilities in financial analysis, market intelligence, deal structuring, negotiation, and relationship management, with the ability to build and maintain strong relationships with hotel owners, developers, investors, and strategic partners.Key Responsibilities1. Deal Sourcing & Pipeline Management Identify potential hotel opportunities, including existing assets, conversions, and new developments. Build and maintain a strong pipeline of hotel owners, developers, and investors. Conduct proactive outreach and develop long-term business relationships. Maintain accurate and updated CRM records and opportunity tracking. Identify new markets and opportunities that support the company’s expansion strategy. 2. Market & Financial Analysis Conduct hotel feasibility studies and competitive market analysis. Analyze market trends, demand, competition, and potential investment opportunities. Prepare financial models, including P&L, ROI, IRR, and payback analysis. Evaluate the commercial viability of management, franchise, and acquisition opportunities. Prepare business cases and presentations for management and investment committees. 3. Deal Structuring & Negotiation Lead commercial negotiations with hotel owners, developers, investors, and legal representatives. Prepare and review LOIs, Term Sheets, and commercial proposals. Support the structuring of management contracts, franchise agreements, and acquisition transactions. Coordinate due diligence processes, including financial, legal, technical, and operational reviews. Ensure proposed projects comply with company and brand development standards. 4. Cross-Functional Collaboration Work closely with Operations, Finance, Legal, Technical Services, and other relevant departments. Coordinate internal evaluations and approvals for potential development opportunities. Ensure a smooth handover of approved projects to the pre-opening and operations teams. Monitor project timelines, development milestones, and key deliverables. 5. Reporting & Strategy Prepare monthly development reports and pipeline updates. Monitor hotel market trends, competitor activities, and investment opportunities. Provide management with regular updates on potential deals and market developments. Contribute to the company’s annual hotel expansion strategy and target market planning. Skills & CompetenciesTechnical Skills Strong financial modeling and investment analysis skills. Good understanding of hotel operations and hospitality investment. Knowledge of hotel valuation and feasibility analysis. Strong understanding of hotel management and franchise contract structures. Proficiency in CRM systems and business development tools. Soft Skills Strong negotiation and communication skills. Excellent relationship-building and networking abilities. Strong commercial and strategic thinking. Excellent presentation and reporting skills. Ability to manage multiple opportunities and projects simultaneously. Strong analytical and problem-solving skills. RequirementsBachelor’s degree in Business Administration, Finance, Hospitality, Real Estate, or a related field. 3–7 years of experience in hotel development, acquisitions, real estate investment, or a related field. Proven experience in business development and deal sourcing. Experience dealing with hotel owners, developers, investors, and strategic partners. GCC/Saudi market experience is preferred. Excellent command of Arabic and English.
