Analyst - Asset Management

Job PurposeThe role holder is responsible for supporting the asset management team with financial modelling, portfolio performance reporting and market research across the real estate portfolio. The role holder maintains accurate property and financial data, prepares budgets, forecasts and investor reporting materials, and assists with due diligence on acquisitions and dispositions. It also monitors market trends and portfolio KPIs to support informed asset strategy decisions. The role holder shall carry out his duties in accordance with the stipulated business policies and procedures.Key ResponsibilitiesFinancial Modelling and UnderwritingBuilds and maintains acquisition, disposition and hold-period financial models to support investment decision-making across the portfolio.Conducts scenario and sensitivity analysis on projected returns, including IRR, equity multiple and cash-on-cash yield, to inform asset strategy recommendations.Updates underwriting assumptions in line with current market data, keeping investment models accurate and defensible.Portfolio and Asset Performance ReportingTracks property-level and portfolio-wide performance indicators, identifying variances against approved budgets and business plans.Prepares periodic performance reports for asset managers and senior leadership, supporting timely and informed decision-making.Maintains property and portfolio databases across relevant systems, ensuring data accuracy for reporting and analysis.Budgeting and Forecasting SupportAssists in the preparation of annual property and portfolio budgets, consolidating inputs from asset managers and property teams.Supports quarterly reforecasting exercises, helping keep financial projections aligned with actual portfolio performance.Market Research and Due DiligenceResearches local market trends, comparable transactions and competitive positioning to support asset strategy and investment recommendations.Assists senior team members with financial and operational due diligence during acquisitions and dispositions, helping identify risks and opportunities ahead of investment decisions.Compiles due diligence documentation and data rooms, supporting a smooth and well-organized transaction process.Investor and Stakeholder ReportingPrepares materials for investor updates, board packs and quarterly reports, presenting portfolio performance clearly to stakeholders.Coordinates with the Finance Department to reconcile reported figures, maintaining consistency and accuracy across investor communications.Required QualificationsBachelor’s degree in Business Administration or equivalent is requiredRelevant certification in CFA (Chartered Financial Analyst) or equivalent is preferredMinimum of 2 years of relevant experience in Asset Management AnalyticsAt least 1 year in positions of progressively increasing responsibilitiesFluent written and spoken English essential, Arabic preferred
