Analyst, Investments and Portfolio Oversight

قدّم وتابع مع أبلاي إيدجWe are looking for an Analyst to join our London team supporting Investments and Portfolio Oversight teams. The role has two elements. New investment underwriting, due diligence and investment committee work on living-sector opportunities across the UK and Continental Europe. The other half will support Portfolio Oversight, our asset management function, delivering the business plans and reporting on the assets we already own. It is one of the few analyst seats where you see an asset from first underwriting through to exit, and it suits someone who wants both.Key Responsibilities• Build and maintain cash flow models, business plans and sensitivities used both to underwrite acquisitions and to monitor the assets once owned.• Conduct market research, comparable transaction and rental analysis, and supply-and-demand work across target living markets.• Prepare investment memoranda, screening notes and investment committee papers, and support due diligence workstreams.• Support the annual operating and capital budget process, and prepare actual-versus-budget and performance-versus-underwriting variance analysis.• Track operational and financial KPIs across allocated assets - occupancy, rental growth, arrears, opex, capex delivery and net operating income.• Prepare monthly, quarterly and ad hoc reporting packs for senior management and capital partners, and support the valuation cycle.• Maintain the read-across between owned-asset performance and new underwriting assumptions, so that what we learn is priced into what we buy.• Improve how the team reports - build and maintain reporting tooling and data pipelines, and apply approved AI tools to shorten the reporting cycle while keeping the output verifiable.• Maintain data quality, version control and the audit trail across models, systems and reporting.Candidate Profile• Two years' experience in real estate investment, real estate asset management, investment banking, private equity or a comparable analytical environment.• Advanced Excel, with demonstrable experience building and auditing complex real estate cash flow models.• Sound understanding of both underwriting and real estate performance measurement - returns, NOI, yields and valuation drivers.• Advanced PowerPoint and the ability to produce clear materials for a senior audience.• Comfortable moving between transaction work and portfolio work in the same week, and managing competing deadlines.• Good academic record; a 2:1 degree or equivalent.The following are welcome but not essential:• Experience of operational residential assets - multifamily, rented residential or student accommodation.• Familiarity with Power BI, Yardi, MRI, Argus or comparable systems, and with building reporting automation.• An additional European language.• Progress towards a relevant professional qualification (RICS, CFA or IMC).Working with AIAI is part of how we work - in market research, in underwriting support, in data handling and in the routine parts of portfolio and investor reporting. We are looking for someone who uses it with judgement: who knows which tasks it genuinely accelerates, checks what it produces before anyone else relies on it, keeps confidential information in approved systems, and recognises where it should not be used at all. Prior experience of particular tools is not essential - what matters is the judgement.
