Apply & track with Apply EdgeSummaryExecute, supervise, and inspect the operations and maintenance of all building equipment; including the testing, overhauling, installation, and repair of sophisticated refrigeration, dehumidification, air-conditioning, ventilation, and heating systems.Essential Duties & Responsibilities Serve as the primary point of contact for all building maintenance issues and manage the expectations of customers Perform, supervise, and inspect service calls and preventive maintenance and repairs including HVAC, building automation, carpentry, structural, plumbing, painting, and electrical tasks Serve as the principal repair technician for critical/complicated failures Communicate service details with customers and manage customers' concerns and complaints Supervise on-site and off-site technicians, vendors and subcontractors Manage material requirements, vendor requirements and effectively allocate resources to include coordination of activities with service vendors Act as a liaison with customers, administrators, and operational employees as necessary to ensure contract performance Report in writing and orally to higher management; communicate directly with clients and/or other contractor personnel Develop and maintain schedules and performance standards Maintain the computerized maintenance management system Obtain quotes from vendors Prepare proposals Maintain regular and punctual attendance Perform other duties as assignedSupervisory ResponsibilitiesSupervise and mentor assigned site project personnel.RequirementsMINIMUM QUALIFICATIONS High School Diploma or equivalent required Must possess at least three (3) years of recent experience supervising the operation and maintenance of complex facilities or building systems Must have a minimum of six (6) years of experience in commercial HVAC maintenance Must have a minimum of three (3) years of experience as a team lead/supervisor Must have a high-level of repair knowledge of HVAC systems (including chilled water systems), control systems, building automation, plumbing, lighting, generators, locks, alarm suppression systems, electrical distribution, drywall and other structural related repair actions Must be able to use hand power tools and basic hand tools Hold a valid and current Universal EPA Certification NATE Certified (or similar) or ability to obtain in ninety (90) days Experience managing timelines and meeting deadlines Thorough knowledge of Microsoft software (Outlook, Word, Excel, Access and PowerPoint) Must be proficient in reading, writing, speaking, and understanding English Must obtain and maintain any necessary security access and/or background checksDesired Qualifications & Skills Strong organizational and leadership skills Detail oriented with the ability to multi-task across multiple projects Excellent communication and interpersonal skills Able to work effectively within a team Knowledge of HVAC, chilled water systems Knowledge of ASHRAE regulations Strong customer service skills Intermediate computer skills and able to learn new systems Able to prioritize tasks and manage time to meet deadlines Able to perform job responsibilities with minimal supervision Able to work with others in a professional manner Work in accordance with established safety procedures Strong attendance record and be punctualWORK SCHEDULE Full-time. May be required to work additional hours as needed to complete assignment or project.TRAVELWhen required, employee will need to complete an MVR check. The expected travel time is 25-50%.Driving RequirementsMust have or be able to attain a valid state driver's license and be insurable on the company's automobile insurance policy. Driving, with or without accommodation, may be required when traveling for training and/or short occasional amounts of local driving. The expected driving time is 25% - 50%WORK ENVIRONMENTWork is performed in a maintenance facility / light manufacturing setting, and is often exposed to sharp objects and may be exposed some heat, noise, chemicals and to vibration. Katmai strictly adheres to the Occupational Safety and Health Standards (OSHA) regulations. Use of personal protective equipment is mandatory if applicable. Employee will be exposed to a wide variety of people in differing functions, personalities and abilities.PHYSICAL DEMANDSPosition consists of sitting for long periods of time, bending, kneeling, stooping, crouching, and lifting boxes weighing up to 50 pounds. Frequently uses hands/fingers for handling, to work with such hand tools as wrenches, screwdrivers, wire cutters, pliers, and soldering irons.
