Job Responsibilities
I. Financial Analysis & Business AnalysisResponsible for monthly, quarterly, and annual financial analysis of the three major business segments of the Westbund Central project—office, apartment, and hotel—and preparing business indicator analysis reports.Track core KPIs such as revenue, cost, and profit for each business segment, identify operational anomalies, and propose optimization recommendations.Participate in project investment return calculations, cash flow forecasting, and sensitivity analysis, providing data support for management decision-making.II. Budget Management & Cost ControlCoordinate the annual budget preparation for the project, organize budget communication, consolidation, and adjustment across business segment departments, ensuring the reasonableness and accuracy of budget preparation.Track budget execution in real time, regularly produce budget execution reports, analyze deviation causes, and drive rectification.Participate in cost review for procurement, tendering, and other processes, ensuring cost expenditures remain within budget.III. Financial Accounting & ComplianceAssist the finance lead in managing daily financial accounting work, ensuring the recording of revenue, expenditures, and receivables/payables is authentic, complete, and compliant.Review various payment applications, reimbursement documents, and contract financial terms, ensuring compliance in fund payments.Support annual audits and tax filings, ensuring financial compliance.IV. Team Collaboration & Other DutiesCollaborate and divide work with two other colleagues in the team, coordinating the advancement of financial work across the three business segments.Maintain close communication with business departments including office leasing, apartment operations, and hotel management within the project, providing professional financial support.Complete other ad-hoc tasks assigned by superiors.
Job Requirements
Education: Full-time bachelor's degree or above, majoring in Finance, Accounting, Economics, or related fields. Holders of CPA, ACCA, or intermediate accountant certification or above are preferred.Work Experience: 5+ years of finance-related work experience; experience in financial analysis or budget management for commercial real estate, hotels, or mixed-use projects is preferred.Professional Skills:a) Familiar with Chinese Accounting Standards and related tax regulations, with solid professional financial knowledge.b) Excellent financial analysis capability, able to independently complete multi-segment business analysis and budget preparation.c) Proficient in Excel, PPT, and other office software as well as mainstream financial systems (e.g., Oracle, SAP).Able to effectively interface with business departments and drive the implementation of financial requirements.Rigorous and detail-oriented, able to withstand the work pressure brought by parallel multi-segment operations.Able to collaborate efficiently with the team to jointly achieve project financial objectives.Good written and verbal communication skills in both Chinese and English are preferred.
