Job PurposeThe Assistant Manager – Real Estate Finance supports the Development function within the Restaurants Division by driving CAPEX estimation and financial planning for new store openings and renovation projects. The role is responsible for preparing business cases, conducting feasibility studies, and supporting investment decision-making through financial modeling, real estate analysis, and portfolio performance evaluation. The position plays a key role in enabling data-driven decisions for expansion, cost optimization, and long-term real estate strategy.Key ResponsibilitiesSupport annual real estate budgeting and CAPEX planning for development projectsEstimate CAPEX for new store openings and renovations based on defined scope and asset requirementsDevelop and maintain financial models, dashboards, and MIS reports to support CAPEX estimation and performance trackingPrepare business cases, financial proposals, and investment appraisals to support decision-makingConduct feasibility studies, including location analysis, sector studies, competitive benchmarking, and SWOT analysisAnalyze and report on market trends, including rental rates, pricing benchmarks, and real estate dynamicsCollaborate with Design & Construction, Brands, and Procurement teams to define scope and cost inputs, and liaise with Procurement to validate cost structuresPerform portfolio performance reviews and provide insights to stakeholders across the Real Estate DivisionSupport real estate expansion plans, project prioritization, and investment and reinvestment decisionsBenchmark new project costs against the existing portfolio and historical dataIdentify and drive cost optimization and continuous improvement initiativesProvide financial insights and analysis to support data-driven decision-makingWork cross-functionally with internal teams and external stakeholders (e.g., landlords) to support project executionEducation and ExperienceBachelor’s or Master’s degree in Finance, Accounting, Business, or a related disciplineMBA in Finance or professional certifications (CA, CFA, CMA) are an advantageMinimum of 3+ years of experience in financial planning, reporting, and analysis, preferably within real estate or development projectsProven experience in financial modeling, valuation analysis, and project evaluationExperience in the real estate, development, or restaurant industry is an added advantageSkills and CompetenciesAdvanced proficiency in Microsoft Excel and PowerPoint, with experience in ERP systems such as Oracle or HyperionStrong understanding of real estate market dynamics, including leasing, valuation, pricing, and investment riskStrong analytical thinking, problem-solving ability, and attention to detailEffective communication and stakeholder management skills, with the ability to influence senior stakeholdersAbility to work independently and collaboratively within cross-functional teams in a dynamic environmentStrong organizational and multitasking capabilities with a results-driven mindsetSound business acumen, decision-making ability, and adaptability to change
