Associate Director - Community Handover and Defect Liability Period (DLP) - Dubai Holding Real Estate (National Talent)

As a master developer, we invest in sustainable infrastructure, accessibility, community amenities and family-focused facilities including community centers, mosques, schools, supermarkets and landscaping.Our integrated real estate offering also includes a robust land sales portfolio, project management for large-scale projects, as well as top-notch facilities management services.About the Job:Lead the end-to-end community handover process, ensuring all assets, documentation, and systems are transferred in accordance with approved standards and timelines.Oversee quality assurance, inspections, snagging, and de-snagging activities to ensure communities are delivered to the required quality standards.Drive collaboration with Project Delivery teams, contractors, consultants, and Community Management stakeholders to ensure seamless asset handover.Manage Defects Liability Period (DLP) activities, ensuring defects are identified, tracked, and resolved within agreed service levels.Lead the resolution of complex, disputed, or overdue defects and escalate issues where required to safeguard community asset quality and customer satisfaction.Monitor defect rectification budgets, contractor obligations, and associated costs to ensure effective financial control and contractual compliance.Establish and maintain governance processes, risk registers, reporting frameworks, and performance metrics related to handover, QA, and DLP activities.Drive continuous improvement initiatives, including process automation and the implementation of digital tools for inspections, defect management, and reporting.Ensure lessons learned from completed projects are captured and shared with development and design teams to improve future community delivery outcomes.Provide leadership, coaching, and strategic direction to teams while promoting operational excellence, customer service, and stakeholder engagement.About you: Bachelor’s degree in Engineering, Architecture, Facilities Management, Construction Management, or a related discipline.A relevant certification in Project Management, Asset Management, or Community Management is preferred.Minimum 8 to 10 years of progressive experience in community management, property development, facilities management, or asset handover within large-scale residential or mixed-use developments.Proven experience overseeing handover, Defects Liability Period, and Quality Assurance activities.Experience in contract administration, SLA governance, construction handover, and post-handover defect management.Strong track record of delivering high-quality customer experiences during asset delivery and post-handover stages.About the Benefits:At Dubai Holding, we're committed to nurturing the success and well-being of our colleagues.
