Job PurposeThe role is responsible for the effective delivery of frontline Facilities Management services in accordance with contractual requirements, Service Level Agreements (SLAs), operational standards, and client expectations. The position will ensure the effective planning, coordination, supervision, and execution of both Hard and Soft FM services across the assigned site or portfolio.The postholder will provide direct oversight of site teams, supervisors, technicians, and subcontractors, ensuring that all services are delivered safely, efficiently, and to the required quality standards, while meeting agreed timelines, KPIs, SLAs, and budgetary requirements.Roles, Responsibilities, DutiesQualification:Manage the delivery of both Hard and Soft Facilities Management services at site, ensuring high asset up time, preventive maintenance compliance, and reduction of reactive maintenance calls.Lead and supervise site teams, including supervisors, technicians, and subcontractors, to ensure services are delivered safely, efficiently, and in line with contractual SLAs and KPIs.Prepare, manage, and control the approved Opex and Capex budgets under the contract, ensuring effective cost control and proper utilization of resources in line with contract value.Manage subcontractors and specialist service providers (including security and other outsourced services), ensuring compliance with contract requirements, performance standards, and statutory regulations.Support procurement and mobilization of subcontractors and suppliers as required for service delivery, ensuring technical and commercial compliance.Conduct regular site inspections, internal audits, and performance reviews to ensure quality standards are maintained across all FM services.Implement best industry practices to improve operational efficiency, optimize manpower utilization, and reduce operating costs without compromising service quality.Coordinate closely with internal departments such as Design, Projects/Delivery, Procurement, Finance, and QHSE to ensure smooth service operations and timely reporting as per contractual obligations.Maintain clear communication with the client representative, ensuring transparency in reporting, timely submission of reports, and prompt resolution of issues.Promote a strong customer-focused approach by understanding client and end-user requirements and ensuring high levels of service satisfaction.Assess team performance and identify training needs to improve technical skills, safety awareness, and service delivery standards.Ensure full compliance with Quality, Health, Safety, and Environmental (QHSE) policies, conduct toolbox talks, risk assessments, and always ensuring safe working practices.Lead by example with high ethical standards, professionalism, and accountability in all operational activities.QualificationBachelor’s degree in mechanical or electrical, Engineering. Professional (FMP), Certified Facility Manager (CFM), or equivalent certification is preferred. Relevant Facilities Management training courses and professional development certifications. Project Management Professional (PMP) certification is preferred. Membership of the Institute of Workplace and Facilities Management (IWFM), formerly BIFM, is preferred; equivalent professional membership may also be considered.Experience and Competencies:Expertise in long-term asset management, CAPEX planning, and lifecycle cost analysis.In-depth understanding of hard and soft FM services, including MEP systems, HVAC, BMS, and energy management.Knowledge of CAFM systems and data-driven facility performance management.Proven ability to lead diverse teams across multiple sites.Strong mentoring, coaching, and team development skills.Strong budget management skills, including MEP and CAPEX control.Proficiency in financial forecasting, cost optimization, and resource allocation.
