Building Management Systems Engineer

Job Summary:The BMS Engineer will be responsible for monitoring, operating, maintaining, and troubleshooting the Building Management System (BMS) to ensure the efficient and reliable operation of building services.Roles, Responsibilities, DutiesBMS Operation & MonitoringMonitor and operate the Building Management System (BMS) to ensure efficient and reliable operation of building services.Monitor HVAC, electrical, lighting, and other connected building systems through the BMS.Monitor alarms, system status, trends, and performance and take appropriate corrective actions.Ensure BMS parameters and settings are maintained as per operational requirements.Technical Maintenance & TroubleshootingCarry out preventive and corrective maintenance of BMS systems and associated control components.Troubleshoot BMS faults, alarms, sensors, controllers, actuators, and communication issues.Provide technical support to the FM team in identifying and resolving BMS-related issues.Coordinate with specialist contractors and service providers for major BMS faults and repairs.FM Operations & CoordinationCoordinate with HVAC, electrical, mechanical, and other maintenance teams to ensure smooth operation of facility systems.Support the FM team in maintaining optimum building performance and occupant comfort.Attend breakdowns and emergency maintenance requests related to BMS systems.Ensure maintenance activities are completed within the required response and resolution time.Preventive Maintenance & System OptimizationSupport the implementation of planned preventive maintenance activities for BMS equipment and controls.Monitor system performance and identify opportunities for energy and operational efficiency.Review BMS trends and operating parameters to identify abnormalities and potential issues.Assist in optimizing system settings to improve the efficiency and reliability of building services.Quality, Compliance & HSEEnsure all BMS maintenance activities comply with company policies, FM standards, and relevant regulatory requirements.Conduct inspections and functional checks of BMS equipment and control systems.Ensure proper safety procedures are followed during maintenance and troubleshooting activities.Maintain a safe working environment and comply with all HSE requirements.Documentation & ReportingMaintain accurate BMS logs, maintenance records, alarm reports, and technical documentation.Prepare daily, weekly, and monthly reports related to BMS operation and maintenance.Record faults, corrective actions, and system performance issues.Maintain updated records of BMS equipment, controllers, sensors, and other associated components.Occupational and workplace Health and Safety responsibilities: In addition to all job specific responsibilities, all employees are required to adhere to all Khidmah health, safety and environmental (HSE) policies, procedures, practices, and relevant legal and statutory health, safety and environmental requirements and obligations. All employees are personally responsible to familiarize themselves with these policies, procedures, practices, updates, etc. Khidmah HSE department regularly updates existing and introduce new policies, procedures and practices and each employee is personally responsible to ensure they stay updated and compliant with all such updates and new additions.Information Security responsibilities: Comply with Khidmah Information Security PoliciesBe aware of and fulfil their information security responsibilitiesEnsure whoever handles sensitive company information have taken the Security Awareness TrainingKnow how to report a security incident (to IT ServiceDesk or InfoSec).Not Disable his/her OS firewall and/or AntivirusRestrict use to authorized purposes, Protect access accounts, privileges and associated passwords.Accept accountability of his/her individual user accounts, and maintain confidentialityExperience and SkillsIndustry Experience:3–5 years of experience in Facilities Management, Building Automation, BMS, or a related engineering environment.Position/Functional Experience:2–4 years of experience working with BMS systems, HVAC controls, and building automation systems.Education & QualificationDiploma or Bachelor’s degree in Electrical, Electronics, Instrumentation, Automation, or a related engineering field.Relevant BMS/Building Automation certification is an advantage.Knowledge of BMS platforms, HVAC controls, sensors, controllers, actuators, and communication protocols.Knowledge of FM operations, HVAC systems, and building services.
