Building Manager

Role: Building ManagerType: PermanentClient Industry: Real estateStart Date: Immediate – 30 daysSalary: AED 10,000 - 12,000 per monthLocation : AjmanKey Responsibilities:Manage the daily operations of residential buildings, ensuring they are safe, clean, and well maintained.Conduct regular inspections of common areas, MEP systems, and building facilities.Plan and monitor preventive and corrective maintenance activities.Supervise and manage FM contractors, service providers, and maintenance teams.Monitor the performance of HVAC, electrical, plumbing, lifts, fire and life safety systems, generators, pumps, and other critical building infrastructure.Ensure compliance with Civil Defence, health & safety, and local regulatory requirements.Prepare maintenance budgets, monitor operational expenses, and evaluate contractor quotations.Coordinate building improvement projects, renovations, and refurbishment works.Handle resident and owner complaints related to common areas and building operations.Maintain accurate records of maintenance activities, inspections, asset registers, and statutory compliance.Prepare operational reports, maintenance updates, and recommendations for management.Lead the response to building emergencies such as power failures, flooding, lift breakdowns, and fire system incidents.Drive continuous improvements to building operations, maintenance standards, and resident satisfaction.Requirements:Bachelor's Degree or Diploma in Mechanical, Electrical, Civil Engineering, Facilities Management, or a related field.Minimum 5–10 years of UAE experience in Building Management or Facilities Management.Proven experience managing residential towers, apartments, or mixed-use properties.Strong knowledge of MEP systems, HVAC, plumbing, electrical, fire & life safety systems, lifts, generators, and preventive maintenance.Experience managing outsourced contractors and facility management service providers.Familiarity with CAFM/CMMS systems such as IBM Maximo, Oracle, FSI GO, or similar platforms.Good understanding of UAE Civil Defence regulations, statutory compliance, and health & safety standards.Experience in budgeting, CAPEX/OPEX planning, vendor negotiations, and contract management.Strong leadership, problem-solving, communication, and stakeholder management skills.UAE Driving License is preferred.
