Apply & track with Apply EdgeA fantastic opportunity has arisen for an experienced Building Manager to join a well-established property business, overseeing a portfolio of commercial assets across the Warrington and Bolton area.This is a hands-on role for someone who takes pride in the buildings they manage and enjoys being visible, approachable and proactive. You’ll be responsible for ensuring the buildings are well maintained, compliant and presented to a high standard, whilst developing strong relationships with occupiers, contractors and other stakeholders.The role will suit someone who is confident taking ownership, can spot issues before they become problems and enjoys finding practical solutions rather than simply reacting when something goes wrong.KEY RESPONSIBILITIES...Taking day-to-day responsibility for the management and smooth operation of a portfolio of commercial propertiesBuilding positive relationships with occupiers and acting as a key point of contactManaging contractors and service partners, ensuring works and services are delivered to the required standardsOverseeing planned and reactive maintenance and ensuring issues are dealt with promptlyMonitoring health & safety, statutory compliance and building-related documentationSupporting service charge budgeting and monitoring expenditureCarrying out regular inspections and ensuring the buildings are maintained and presented to a high standardCoordinating contractors, repairs, projects and improvement worksResponding to occupier queries and resolving issues professionally and efficientlyWorking closely with internal teams and stakeholders to continually improve the buildings and occupier experienceThe ideal candidate will have previous experience in a Building Manager, Facilities Manager, Property Manager or similar role within a commercial property environment.You’ll need to be proactive, organised and commercially aware, with the confidence to communicate effectively with a wide range of people. Strong contractor management skills are important, as is the ability to build genuine relationships with occupiers and provide a high level of customer service.Most importantly, they’re looking for someone who takes ownership.
