Capital Market Analyst

Job PurposeThe Analyst / Junior Consultant – Capital Markets will do the execution of real estate capital markets and investment advisory assignments across the UAE and wider GCC. The role will provide exposure to real estate transactions, investment analysis, financial modelling, market research, valuations and preparation of client and investor materials.The ideal candidate will have a strong analytical and financial foundation, an interest in real estate investments, and the ability to work in a fast-paced advisory environment.Key Responsibilities1. Transaction Support & ExecutionSupport the team in the execution of real estate acquisition, disposal and investment transactions.Assist with transaction analysis, due diligence, data collection and preparation of transaction materials.Coordinate with internal teams, clients, consultants, legal advisors and other transaction stakeholders.Support the preparation and review of property and investment information for potential investors and buyers.2. Financial Modelling & Investment AnalysisBuild and maintain financial models using MS Excel to assess real estate investments and transactions.Assist with DCF, IRR, NPV, cash flow and investment return analysis.Conduct feasibility studies, sensitivity analysis and scenario modelling.Support valuation and underwriting exercises for real estate assets and portfolios.Analyse key investment assumptions including pricing, rental income, operating costs, financing and exit values.3. Market Research & IntelligenceConduct research on Dubai and GCC real estate markets, investment trends and transaction activity.Analyse market data, comparable transactions, rental and sales benchmarks, demand/supply dynamics and investment drivers.Prepare market intelligence and investment analysis to support client recommendations.Monitor relevant economic, regulatory and real estate market developments.4. Client & Investor SupportAssist in preparing Information Memorandums, pitchbooks, investment teasers and client presentations.Support the preparation of investment committee materials and transaction proposals.Assist senior team members in client and investor meetings.Develop an understanding of institutional investors, developers, family offices and real estate intermediaries across the UAE.5. Business Development SupportAssist in identifying potential investment opportunities and new business prospects.Support senior team members in preparing proposals and presentations for prospective clients.Maintain databases of market participants, investors, developers and transaction opportunities.Contribute to the development of the firm's real estate capital markets pipeline.Key Performance Indicators (KPIs)Accuracy and quality of financial models and investment analysis.Timely delivery of transaction and advisory materials.Quality of market research and underwriting.Contribution to successful transaction execution.Quality of client presentations and supporting materials.Ability to develop strong knowledge of the UAE/GCC real estate market.Job Requirements & QualificationsEducation & ExperienceBachelor's or Master's degree in Finance, Real Estate, Economics, Accounting or a related discipline.Prior experience with a major International Property Consultant (IPC), real estate advisory firm, investment firm or financial institution is preferred.Internship or academic experience in financial modelling, valuation or real estate investment will be an advantage.Technical & Soft SkillsGood understanding of financial modelling and real estate investment analysis.Strong knowledge of MS Excel.Understanding of DCF, IRR, NPV and cash-flow analysis.Strong analytical and numerical skills.Good understanding of the Dubai/UAE real estate market.Strong research, presentation and communication skills.Ability to work with large datasets and translate analysis into clear recommendations.Proactive, commercially minded and eager to develop a career in real estate capital markets.CFA, RICS or relevant professional qualifications/certifications are an advantage.
