Chief Accountant

Job Summary : Chief Accountant is responsible for leading the accounting operations of the real estate portfolio, ensuring accurate financial reporting, maintaining strong internal controls, and supporting strategic financial decision-making. The role oversees financial activities related to property management, development projects, investments, and corporate operations.

Responsibilities

Oversee the entire accounting cycle, including general ledger, accounts payable, accounts receivable, bank reconciliations, and monthly/annual closing.Ensure accurate and timely preparation of financial statements in accordance with applicable accounting standards, real estate accounting practices, and regulatory requirements.Supervise and guide the accounting team, review their work, and ensure the accuracy and quality of financial records. Manage accounting activities related to property portfolios, rental income, service charges, construction projects, and investment entities.Review and approve journal entries, invoices, payment vouchers, and financial adjustments.Monitor project budgets, development costs, and variances, and prepare detailed financial analysis for management.Oversee fixed asset accounting, depreciation schedules, and capital expenditures.Ensure compliance with internal policies, VAT/tax requirements, and relevant financial regulations.Coordinate with external auditors and ensure the timely completion of audit processes.Prepare cash flow forecasts and financial reports to support management decisions and strategic planning.Review contracts, lease agreements, and vendor payments to ensure proper accounting treatment.Develop and implement accounting policies and procedures to improve efficiency, controls, and financial accuracy.

Qualifications

Bachelor’s degree in accounting, Finance, or a related field. CPA or CMA is preferred.8+ years of accounting experience.Strong knowledge of real estate accounting, project costing, and property management financials. Proficiency in SAP and other ERP/accounting systems, with advanced Microsoft Excel skills.Experience with real estate accounting or property management systems is preferred.Strong analytical, leadership, problem-solving, and communication skills.Excellent knowledge of VAT regulations and audit process.
