قدّم وتابع مع أبلاي إيدجPosition PurposeThe Chief of Sales & Marketing Officer (CSMO) serves as the strategic commercial leader driving enterprise revenue, off-plan absorption, brand equity, and customer acquisition across mega and master-planned developments in the Kingdom. Operating at the forefront of Saudi Vision 2030 housing ecosystem targets, this role aligns commercial strategies with national homeownership initiatives, digital government platforms (Sakani, Balady, REDF), and institutional financing channels.The CSMO maintains end-to-end commercial governance, ensuring all off-plan marketing, pre-sales, escrow management, and contracting stringently comply with Wafi (Off-Plan Sales and Rent Program) regulations and Real Estate General Authority (REGA) directives.Key Accountabilities & Responsibilities:1. Vision 2030 Commercial Strategy & Revenue RealizationFormulate and execute multi-year commercial strategies aligned with Vision 2030 housing goals, master absorption schedules, and enterprise top-line targets (SAR billions).Drive targeted product positioning across affordable, mid-tier, premium, and luxury asset classes in direct alignment with Saudi citizen affordability metrics and international investor interest.Structure and lead project phase launches, pricing escalations, and installment structures optimized for mortgage readiness and cash collection cycles.Monitor macro Saudi real estate dynamics, Riyadh/regional supply-demand fundamentals, White Land Tax implications, and demographic shifts to capitalize on emerging market segments.2. Wafi Compliance & Real Estate GovernanceDirect all off-plan commercial operations in full accordance with Wafi regulations, ensuring that no promotional, marketing, exhibition, or pre-sales activities occur without valid Wafi developer/project licenses.Partner with Legal, Finance, and Project Development to manage escrow account frameworks, off-plan milestone billing, and construction progress-linked payment schedules.Ensure all sales agreements, reservation forms, and buyer communication templates adhere to REGA standardized contracts, Fal broker regulations, and Ministry of Municipalities and Housing mandates.Oversee compliance audits on third-party marketing assets, advertising permits, and sales exhibition approvals.3. Institutional Partnerships & Channel EcosystemCultivate and institutionalize relationships with key government entities and mortgage enablement vehicles, including Sakani, the Real Estate Development Fund (REDF), the Saudi Real Estate Refinance Company (SRC), and commercial banks.Build integrated financing programs, subsidized mortgage pathways, and direct developer-assisted payment solutions to maximize off-plan pre-approvals and buyer conversions.Oversee multi-channel distribution networks:Direct/In-House: High-performing sales teams, dedicated VIP/HNW investor desks, and government/corporate corporate scheme relationships.External Brokerage: Accredit and manage certified brokers under the Fal licensing regime, enforcing rigorous SLA performance, commission governance, and code of conduct.4. Brand Architecture, Digital Reach & Experiential CentersBuild distinctive master-brand equity and distinct community identities that resonate with Saudi cultural heritage while embracing progressive, sustainable urban design (e.g., Mostadam / green building standards).Direct aggressive digital-first acquisition engines: programmatic media, local influencer networks, interactive virtual walkthroughs, and national event presences (e.g., Cityscape Global Riyadh).Spearhead state-of-the-art Sales Centers and Discovery Galleries across key metropolitan nodes, delivering immersive physical and digital customer touchpoints.Drive continuous optimization of Customer Acquisition Cost (CAC) and Return on Marketing Investment (ROMI) through integrated MarTech and real-time lead analytics.5. Customer Journey & Operational ExcellenceLead enterprise CRM infrastructure (e.g., Salesforce, Microsoft Dynamics) to provide full visibility into lead-to-handover funnels, SLA adherence, and contract execution.Seamlessly connect the sales journey with contract administration, escrow deposits, digital signature workflows, and downstream property handover and community management.Foster a customer-first service culture to elevate buyer trust, reduce cancellation/default rates, and drive top-quartile customer satisfaction (NPS).Candidate Profile & QualificationsEducation: Bachelor’s degree in Business Administration, Marketing, Real Estate, Economics, or related field. Master’s degree or MBA from a recognized institution is preferred.Experience:Minimum 15+ years of real estate commercial leadership, with at least 5 years at an executive tier (CSMO, VP, or Commercial Director).Direct track record leading multi-billion-SAR off-plan sales campaigns for master-planned communities, residential suburbs, or mixed-use developments within Saudi Arabia or the wider GCC.Regulatory & Market Acumen:In-depth mastery of Wafi off-plan sales laws, escrow mechanisms, REGA frameworks, and Fal brokerage licensing rules.Language & Communication: Fluency in Arabic and English (written and verbal) is essential for senior government, board-level, and international stakeholder engagements.Competencies: Executive gravitas, data-driven revenue management, large-team orchestration, crisis management, and commercial negotiation.
