Key responsibilities1. Guest consumables and inventory

• Source and buy amenities, linens, towels, cleaning chemicals and kitchen supplies for all units
• Set par levels and reorder points for the three warehouses; run monthly stock counts and reconcile against Odoo
• Track consumable cost per turnover and per unit; flag and investigate variances above threshold
• Standardise the amenity kit and SKU list so every unit is stocked the same way2. New-unit furnishing and fit-out
• Own the furnishing bill of materials (BOM) per unit type (studio, 1BR, 2BR) with a target cost per unit
• Get quotes, negotiate and place orders for furniture, appliances, electronics and décor for each new building
• Plan deliveries and installation against lease handover dates so units go live on schedule
• Maintain an asset register (item, unit, cost, supplier, warranty) for every furnished apartment3. Maintenance vendors and parts
• Build and manage a panel of vetted contractors (AC, plumbing, electrical, carpentry, appliance repair)
• Negotiate rate cards and response-time SLAs; keep spare-parts stock for high-frequency repairs
• Review contractor invoices against completed work orders before payment4. Outsourced services
• Tender and manage contracts for laundry, cleaning crews, pest control, waste and software subscriptions
• Run quarterly vendor scorecards (price, quality, reliability) and renegotiate or replace underperformers5. Process, compliance and reporting
• Run the purchase request → approval → PO → receipt → invoice flow in Odoo; no purchase without a PO
• Ensure every supplier invoice is ZATCA-compliant (valid VAT number, e-invoice where required) before payment
• Maintain the approved-supplier list with CR, VAT certificate and bank details on file
• Deliver a monthly procurement report to the GM: spend by category, savings achieved, stock position, open issuesQualification:
• Bachelor's degree in supply chain, business, engineering or a related field
• 3–6 years in procurement or purchasing, with at least one in hospitality, serviced apartments, facilities management or real estate operations
• Proven record furnishing or fitting out residential or hotel units to a budget
• Strong local supplier network in Riyadh (furniture, appliances, linens, maintenance trades)
• Hands-on ERP purchasing experience (Odoo preferred) and solid Excel skills
• Working knowledge of ZATCA VAT and e-invoicing requirements for supplier invoices
• Fluent Arabic and professional English, written and spoken
• Valid Saudi driving licence; comfortable spending most of the week in the field
