Each home is designed as a distinctive piece of art that reflects the company’s pride in craftsmanship and innovation.Role Description The Facilities, Operations, and Maintenance Manager is responsible for overseeing the daily operation and upkeep of residential and related facilities at Dyari. This full-time, on-site role is based in Riyadh, Saudi Arabia, and includes managing facility services, coordinating maintenance activities, and ensuring that all systems and equipment operate efficiently and safely. The manager will plan and supervise preventive maintenance schedules, monitor service quality, and respond to facility-related issues in a timely manner. The role also involves managing budgets and contracts, supervising facility staff and vendors, and ensuring compliance with relevant regulations and internal policies. Collaboration with project, engineering, and property management teams is essential to support Dyari’s high standards for resident experience and asset performance.QualificationsStrong supervisory skills, with experience leading facilities, operations, or maintenance teams.Proficiency in facilities operations and Facility Management (FM), including coordination of services and vendor management.Experience in budgeting and cost control for facilities, operations, and maintenance activities.Knowledge of preventive maintenance planning and implementation for building systems and equipment.Bachelor’s degree in engineering, facilities management, real estate, or a related field (or equivalent professional experience).Familiarity with safety standards, regulatory requirements, and best practices in facilities and property operations.Strong organizational, problem-solving, and decision-making abilities, with attention to detail and follow-through.Effective communication skills and the ability to collaborate with cross-functional teams and external partners.Proficiency in using CMMS or facilities management software and basic office productivity tools.Experience in residential or real estate development environments in Saudi Arabia is an advantage.فرصة وظيفية | مدير المرافق والتشغيل والصيانةFacilities, Operations & Maintenance Manager📍 الرياض | قطاع التطوير العقارينبحث عن مدير مرافق وتشغيل وصيانة لقيادة تشغيل المشاريع العقارية، وضمان جاهزية المرافق وكفاءة الأنظمة والخدمات، والمحافظة على الأصول وتحسين تجربة السكان والمستفيدين.المهام والمسؤوليات:إعداد وتنفيذ خطط التشغيل والصيانة الوقائية والتصحيحية للمشاريع والمرافق.الإشراف على أنظمة التكييف والكهرباء والسباكة والمصاعد وأنظمة السلامة ومكافحة الحريق.إدارة فرق التشغيل والصيانة والمقاولين ومقدمي خدمات النظافة والأمن والتنسيق الخارجي.إعداد الميزانيات ومتابعة المصروفات وضبط التكاليف مع المحافظة على جودة الخدمات.إدارة عقود الخدمات ومتابعة الالتزام باتفاقيات مستوى الخدمة ومؤشرات الأداء.المشاركة في استلام المشاريع من المقاولين، ومراجعة جاهزية الأنظمة ووثائق التشغيل والضمانات وإغلاق الملاحظات.متابعة بلاغات الصيانة والشكاوى، وتحسين سرعة الاستجابة وجودة المعالجة.تطبيق متطلبات السلامة وإدارة المخاطر وخطط الطوارئ واستمرارية التشغيل.إعداد تقارير دورية عن أداء المرافق وحالة الأصول واستهلاك الطاقة وفرص التحسين.المؤهلات والمتطلبات:بكالوريوس في الهندسة الميكانيكية أو الكهربائية أو تخصص ذي صلة.خبرة من 8 إلى 12 سنة في إدارة المرافق والتشغيل والصيانة، تشمل خبرة إشرافية أو إدارية.خبرة مثبتة لدى شركات التطوير العقاري أو في إدارة المجمعات السكنية والمشاريع التجارية.معرفة بأنظمة إدارة الصيانة CMMS وإدارة الأصول والميزانيات والعقود.مهارات قيادية قوية في إدارة الفرق والمقاولين وحل المشكلات.إجادة إعداد التقارير وتحليل مؤشرات الأداء.يفضّل الحصول على شهادات مهنية مثل CFM أو FMP أو PMP
