Commercial Manager | Residential Projects | Riyadh, Saudi ArabiaA leading global consultancy and programme delivery organisation is looking for an experienced Commercial Manager to join its team in Riyadh, Saudi Arabia, supporting the delivery of major residential developments.This is an excellent opportunity for a commercially driven professional with strong residential construction experience to play a key role in managing commercial performance across a high-profile development programme.The RoleAs Commercial Manager, you will be responsible for managing the commercial aspects of residential projects from pre-contract through to delivery and close-out.Working closely with the project, cost, procurement and delivery teams, you will provide commercial leadership, protect project value and ensure effective management of contracts, costs and commercial risk.Key ResponsibilitiesManage the commercial performance of residential projects throughout the project lifecycleLead commercial management activities across procurement, contract administration and project deliveryMonitor project costs, budgets, cash flow and financial performanceManage variations, change control, claims and commercial risksReview and assess contractor applications, valuations and payment processesSupport procurement and tendering activities, including commercial evaluations and negotiationsPrepare and review commercial reports, forecasts and project financial informationManage and administer contracts in accordance with contractual requirementsIdentify commercial opportunities and risks and develop appropriate mitigation strategiesWork closely with contractors, consultants, clients and internal project teamsProvide clear commercial advice and recommendations to project leadershipSupport the development and implementation of commercial strategies and processesContribute to the successful delivery of major residential developments across the programmeAbout YouYou will be a commercially focused professional with proven experience working on residential construction and development projects, ideally within a consultancy, client-side or major contractor environment.You should have:Proven experience as a Commercial Manager within the construction or real estate sectorStrong experience across residential projectsGood understanding of construction contracts, commercial management and procurementExperience managing variations, claims, valuations and final accountsStrong cost and financial management skillsExcellent negotiation and stakeholder management abilitiesStrong analytical and reporting skillsAbility to work effectively within multidisciplinary project teamsRelevant degree or professional qualification in Quantity Surveying, Commercial Management, Construction Management or a related disciplineProfessional membership such as RICS would be advantageousPrevious experience working in Saudi Arabia or the wider Middle East would be beneficialLocationRiyadh, Saudi ArabiaSectorResidential Development | Construction | Real EstateIf you're a commercially strong professional with residential project experience and are looking to take the next step in your career on major developments in Riyadh, we'd like to hear from you.Apply now or get in touch for a confidential conversation.
