With a footprint spanning over 38 million ft² in 30+ countries and advanced tech like Autonomous Mobile Robots (AMRs), we’re redefining how brands deliver customer experiences.About the RoleThis role will manage a diverse portfolio of commercial activities, including warehouse lease-exit coordination, strategic sourcing, surplus inventory disposition, commercial insurance, and market intelligence. The ideal candidate is a strong negotiator and cross-functional partner who can manage multiple projects, build reliable supplier relationships, and turn market data into actionable business recommendations.ResponsibilitiesWarehouse Lease Exit CoordinationCoordinate warehouse lease expirations, move-outs, and property handbacks across the Americas.Serve as a key point of contact with landlords and property-management representatives regarding move-out requirements, inspections, repairs, restoration, and final turnover.Partner with regional operations, facilities, legal, finance, and other stakeholders to ensure lease-exit activities are completed on schedule and in accordance with contractual requirements.Track project timelines, costs, outstanding obligations, and closeout documentation.Strategic Sourcing and ProcurementSource and manage suppliers for high-value operational purchases, including forklifts, racking systems, racking installation, bulk consumables, and electronic equipment.Lead requests for quotation or proposal, bid comparisons, commercial negotiations, supplier selection, and contract execution.Identify opportunities to improve pricing, service levels, lead times, and total cost of ownership.Maintain appropriate procurement documentation and support compliance with internal approval and contracting processes.Surplus and Slow-Moving Inventory DispositionOversee the disposition of surplus, obsolete, and slow-moving inventory across the regional warehouse network.Support local teams in identifying qualified recyclers, liquidators, and recovery vendors.Lead pricing discussions, commercial negotiations, and contract coordination with disposition partners.Conduct periodic supplier reviews and monitor performance, compliance, service quality, and recovery value.Commercial Insurance ManagementManage the procurement and administration of warehouse General Liability insurance, including new placements, renewals, cancellations, policy changes, claims coordination, and coverage reviews.Work with insurance brokers, carriers, legal, finance, and operational stakeholders to maintain appropriate coverage.Develop and maintain relationships with insurance providers and other risk-management partners.Identify potential coverage gaps and recommend proactive risk-mitigation solutions.Market Intelligence and Business InsightsCollect and analyze commercial and market information, including macroeconomic trends, logistics and industrial-real-estate developments, warehouse vacancy rates, rental rates, and comparable market transactions.Prepare recurring reports, dashboards, and presentations for regional leadership.Translate market findings into practical recommendations supporting sourcing, leasing, budgeting, and operational decisions.Monitor emerging risks and opportunities affecting the company’s warehouse network.QualificationsBachelor’s degree in Business Administration, Supply Chain Management, Procurement, Finance, Real Estate, Risk Management, or a related field.[5+] years of relevant experience in commercial operations, procurement, supply chain, industrial real estate, warehouse operations, insurance, or a related field.Demonstrated experience in supplier sourcing, commercial negotiations, and contract coordination.Strong project-management skills, with the ability to manage multiple priorities across different locations and stakeholders.Strong analytical skills and proficiency with Microsoft Excel and PowerPoint.Excellent written and verbal communication skills.Ability to work effectively with operations, finance, legal, facilities, landlords, brokers, insurers, and external suppliers.Willingness to travel within the Americas as business needs require.Preferred SkillsExperience supporting a multi-site warehouse, logistics, transportation, fulfillment, or industrial-real-estate network.Familiarity with warehouse lease exits, facility restoration, industrial equipment procurement, or surplus asset disposition.Experience working with commercial insurance brokers or carriers.Knowledge of warehouse leasing trends and industrial-real-estate market data.Bilingual proficiency in English and Mandarin is a plus.
