You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. The ideal candidate must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals with varying disciplines to achieve the best results. The Construction Project Manager will have an analytical mind and meets project deadlines, with attention to detail, accuracy, and budget. This person should possess great organizational skillsJob Location: We believe employees are better together. Every position at Flow requires working onsite or in the officeResponsibilitiesCollaborate with engineers, architects, and specialty consultants to determine the scope of work and feasibilityNegotiate contracts with external vendors to meet budget targetsIdentify where permits and licenses are required based. Obtain from appropriate authorities as necessary. Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitationsPlan all construction operations and schedule intermediate phases to ensure deadlines will be metManage logistics of receiving materials, furniture and equipment, and monitor stocksHire qualified and licensed contractors and allocate responsibilities. Ensure effective supervision of laborers, mechanics etc. and give them guidance when neededEvaluate progress and prepare detailed reports indicating budget implications, variances, schedules, and risks. Maintain health and safety standards and report issuesCollaborate with Community Management to communicate to residents and building staff project commencement, impact to building operations, and projected completionPerform field inspections to supervise ongoing projects and report progressAssist the Head of Facilities and Capital Projects tin problem solving operational concerns with Property Management, Asset Management, and Facilities ManagementCoordinate internal reviews; maintain project status information/logs; schedule and organize internal and external workflowPrepare presentations and provide weekly status updates on projects to the internal operations teamTravel and onsite supervision will be required 40-50% of the timeIdeal Background Bachelor’s degree in Engineering, Architecture, Construction Project Management, or a related disciplineA minimum of 5 years relevant experience and management of multiple sites across various citiesWorking knowledge of relevant code requirements typical for multi-family projectsThe ability to manage multiple concurrent projects in varying development phasesIn-depth understanding of construction procedures, materials, and project managementKnowledge of quality and health and safety standardsOutstanding communication and negotiation skillsExcellent organizational and time-management skillsA team player with leadership abilitiesProficient in Google and Microsoft SuiteKnowledge of Microsoft Project or alternate construction project planning tools, Adobe Suite, Bluebeam and Sketch Up or related software is a plusWhy join Flow?Exciting growth opportunity: Be part of a fast-growing company shaping the future of residential living in the Middle East.Competitive Compensation & Benefits.A chance to make an impact: Help build a vibrant international community and redefine what it means to call Flow home.If you have the energy, talent, and work ethic to thrive in this role, we want to hear from you!
