Apply & track with Apply EdgeWe are seeking for a Project Manager who is responsible for the successful execution and delivery of assigned IRTH Contracting projects in accordance with the contract, approved scope, programme, budget, quality, HSSE and authority requirements.The role has direct responsibility for organising project resources, coordinating construction activities, managing subcontractors and ensuring that drawings, materials, labour, plant, approvals and work fronts are available when required.The Project Manager acts as the primary coordination point between the project execution team and the central Planning, Cost Control, Procurement, Commercial & Contracts, Design and Engineering, MEP, QA/QC and HSSE functions.RequirementsProject Planning and MobilisationReview the contract, scope, drawings, specifications, programme, budget and project requirementsEstablish the project execution plan, organisation structure, responsibility matrix and communication proceduresCoordinate mobilisation of project personnel, subcontractors, temporary facilities, permits, plant, equipment and site servicesIdentify critical activities, long-lead items, project risks and execution constraints at an early stageEstablish clear project objectives, priorities and performance expectationsEnsure that required approvals, insurances, securities, permits and project documentation are in placeConstruction ExecutionLead the day-to-day execution and coordination of the project from mobilisation through completionEnsure that works are executed in accordance with approved drawings, specifications, method statements and programmesCoordinate civil, structural, architectural, MEP and specialist worksEnsure that sufficient labour, supervision, materials, plant and work fronts are availableMonitor productivity, sequencing and resource utilisation and implement corrective measures where requiredChair regular project progress, coordination and performance meetingsResolve site constraints promptly and escalate matters requiring senior-management interventionPrevent unauthorised work, commitments or deviations from approved project requirementsMaintain accurate records of progress, instructions, changes, delays, risks and decisionsProgramme and Progress ManagementCoordinate with Planning in developing and maintaining the baseline programme, detailed schedules and look-ahead plansMonitor actual progress against contractual and internal milestonesEnsure that site priorities and resource requirements are aligned with the approved programmeIdentify delays, critical-path impacts and emerging constraints at an early stageDevelop and implement recovery measures where progress falls behind programmeEnsure that reported progress accurately reflects actual site conditionsProvide records and information required for delay analysis, contractual notices and extension-of-time submissionsCost and Budget CoordinationCoordinate with Cost Control on project budgets, commitments, actual expenditure, forecasts and cost-to-completeEnsure that project expenditure and resource decisions remain within approved budgets and authority levelsMonitor labour, material, plant and subcontractor costs and identify adverse trendsSupport the preparation of realistic project forecasts based on current site conditions and remaining workImplement corrective and cost-recovery measures where budget pressures or cost overruns are identifiedEnsure that project information required for cost reporting is complete, accurate and submitted on timePrevent unauthorised expenditure or commitmentsProcurement and Materials CoordinationCoordinate project procurement requirements and priorities with the Projects Control Director and Procurement teamEnsure that material requisitions include accurate quantities, specifications, drawings, approvals and required-on-site datesMonitor material submissions, technical evaluations, purchase orders, manufacturing, inspections and deliveriesIdentify long-lead materials and procurement risks at an early stageCoordinate with Design, MEP, QA/QC and Procurement to resolve technical or approval-related delaysMonitor delivery schedules and escalate delays that may affect construction progressEnsure that delivered materials are properly received, inspected, stored, protected and recordedSupport alternative sourcing and recovery measures where requiredSubcontractor ManagementCoordinate the mobilisation, performance and delivery of subcontractorsEnsure that subcontractors provide adequate supervision, labour, plant, materials and technical resourcesMonitor subcontractor progress, productivity, quality, HSSE compliance and adherence to programmeEnsure that subcontractors work within their approved scope and contractual requirementsIdentify underperformance and require corrective or recovery plansCoordinate with Commercial & Contracts, Procurement, QA/QC and HSSE regarding delays, defective work, non-compliance, back-charges or payment mattersRecommend suspension, replacement or other contractual action where serious underperformance continuesVerify subcontractor progress and completed work for payment-assessment purposesCommercial and Contractual CoordinationUnderstand the project's contractual obligations, milestones, notice requirements and payment provisionsCoordinate with Commercial & Contracts regarding correspondence, valuations, variations, claims and subcontract mattersEnsure that instructions, changes, delays, additional works and access restrictions are properly recordedProvide timely site records supporting contractual notices, variations, claims and extensions of timePrevent unauthorised scope changes, commitments or contractual concessionsSupport the measurement and valuation of completed workAssist with the timely submission and certification of interim payment applicationsSupport the preparation, negotiation and agreement of the project final accountDesign, Technical and MEP CoordinationCoordinate with Design and Engineering, Technical and MEP teams to ensure the timely release of coordinated construction informationMonitor drawings, RFIs, technical submissions, material approvals and design changesIdentify incomplete information, design conflicts and constructability issues before they affect progressEnsure effective coordination between civil, architectural, structural, MEP and specialist systemsEnsure that approved design changes are communicated to all affected partiesPrevent construction using superseded, unapproved or incomplete informationCoordinate technical solutions that meet contractual, construction and operational requirementsQuality, HSSE and ComplianceEnsure that all project activities comply with approved Quality and HSSE plansHold project personnel and subcontractors accountable for safe working practices and required quality standardsEnsure that work does not proceed without approved drawings, method statements, risk assessments, permits and competent supervisionSupport QA/QC in preventing defects, rework and the use of unapproved materialsEnsure timely closure of non-conformances, inspection findings and corrective actionsSupport HSSE personnel in stopping unsafe activities and implementing immediate corrective measuresEnsure compliance with authority, environmental, labour-welfare and site-security requirementsPromote a project culture based on safety, quality, accountability and early problem resolutionStakeholder Management and ReportingAct as the main project representative for the client, consultant, subcontractors and internal departmentsMaintain professional relationships while protecting IRTH Contracting's contractual and commercial interestsProvide accurate and timely reports covering progress, programme, cost, procurement, quality, HSSE and project risksClearly identify matters requiring decisions, approvals or senior-management interventionManage stakeholder expectations and ensure that commitments are realistic and properly authorisedEscalate material delays, disputes, compliance failures and performance concerns to the Projects DirectorEnsure that meeting minutes, action registers and project records remain current and properly controlledTesting, Handover and Close-OutPlan and coordinate testing, commissioning, authority inspections, snagging and handover activitiesEnsure timely completion of as-built drawings, operation and maintenance manuals, warranties, certificates and handover recordsMonitor closure of outstanding works, defects and contractual deliverablesCoordinate phased handover, operational readiness and transfer of
