The Contracts & Commercial Manager is responsible for managing all contractual and commercial aspects of projects from pre-contract through post-contract stages. The role ensures effective contract administration, cost control, risk management, claims management, procurement support, and commercial governance to maximize project profitability while protecting the company's contractual interests.Key ResponsibilitiesContract ManagementReview, negotiate, and administer client, consultant, subcontractor, and supplier contracts.Ensure contractual compliance and adherence to project obligations.Interpret contract terms and provide contractual advice to project teams.Maintain contract documentation, records, and correspondence.Commercial ManagementDevelop and monitor project budgets, forecasts, and cash flow reports.Track project costs and identify commercial risks and opportunities.Prepare commercial reports and recommendations for senior management.Support financial performance monitoring and project profitability analysis.Claims & VariationsManage preparation, evaluation, and negotiation of variation orders and claims.Assess entitlement, delays, disruptions, and extension of time (EOT) claims.Lead resolution of commercial disputes and contractual issues.Coordinate with planning, technical, and legal teams to support claims submissions.Procurement & Subcontract ManagementSupport procurement strategies and tender evaluations.Review subcontract agreements and commercial terms.Monitor subcontractor performance, payments, and commercial compliance.Ensure effective management of change orders and subcontract variations.Risk ManagementIdentify contractual and commercial risks throughout the project lifecycle.Develop mitigation strategies and maintain risk registers.Ensure proper commercial governance and compliance with company policies.Stakeholder ManagementLiaise with clients, consultants, contractors, legal advisors, and internal teams.Participate in commercial meetings and negotiations.Provide guidance and mentoring to commercial and quantity surveying teams.QualificationsBachelor's Degree in Quantity Surveying, Commercial Management, Construction Management, Civil Engineering, or related field.Master's Degree or MBA is an advantage.Professional membership such as RICS, MRICS, CIArb, or equivalent is preferred.
