Apply & track with Apply EdgeAbout the RoleThe role is responsible for managing the end-to-end contract administration lifecycle for real estate transactions, representing the company before Dubai Land Department and RERA where required, coordinating Oqood and Title Deed registration matters, handling Ejari registration and renewal, being aware of Noqodi payment processes including top-ups and related enquiries, managing termination cycles for defaulting units, maintaining compliance records and supporting performance reporting through digital and AI-enabled tools.Key ResponsibilitiesManage the full lifecycle of Sales & Purchase Agreements (SPAs), including drafting support, issuance, review coordination, amendments, variations, assignments, renewals, terminations, and contract closures.Coordinate contract execution with internal stakeholders, including Sales, CRM, Finance, Legal, Registration, Handover, Property Management, and Management teams.Ensure all contract documentation is accurate, complete, approved, traceable, properly archived, and maintained in audit-ready condition through effective document control, version management, and contract tracking systems.Represent the company before the Dubai Land Department (DLD), Real Estate Regulatory Agency (RERA), Trustee Offices, and other government authorities for contract, registration, escrow, compliance, and regulatory matters.Manage DLD and RERA communications, submissions, regulatory follow-ups, site visits, meetings, approvals, project registration enquiries, customer-related matters, escrow issues, ERES coordination, and compliance requirements while maintaining comprehensive records of all communications, approvals, pending actions, rejections, and supporting documentation.Process, monitor, and coordinate Oqood registrations, including registrations, amendments, transfers, cancellations, and related DLD requirements, while following up on registration status, resolving submission issues, and supporting Title Deed registration, ownership transfers, and post-handover registration activities.Manage the complete Ejari process through the Ejari Portal, including registrations, renewals, amendments, and cancellations, while coordinating with landlords, tenants, internal departments, and government platforms to ensure accurate documentation and maintaining complete records for compliance and audit purposes.Coordinate Noqodi payment processes related to real estate registration and government transactions, including top-up requests, payment references, transaction monitoring, enquiry resolution, and maintaining complete supporting documentation for audit and reconciliation purposes.Manage termination cases for defaulting units in accordance with UAE real estate regulations, DLD and RERA requirements, and internal policies by overseeing the full termination lifecycle, including default reviews, documentation preparation, notice issuance, regulatory timelines, approvals, evidence management, and coordination with Legal, Finance, CRM, Registration, DLD, RERA, Management, and courier companies for notice delivery and proof of service.Perform quality assurance and compliance reviews of contract, registration, termination, DLD/RERA, Noqodi, and Ejari documentation to ensure compliance with DLD, RERA, Escrow, Ejari, Noqodi, and internal governance requirements, while validating documentation accuracy, approvals, completeness, and supporting internal audits, regulatory inspections, management reviews, and evidence pack preparation.Act as the primary coordination point between internal departments, clients, Trustee Offices, banks, courier companies, government authorities, and external stakeholders, preparing professional correspondence, official letters, regulatory responses, management updates, and client communications while maintaining agreed service levels through timely follow-up, escalation, and issue resolution.Utilize digital platforms, AI-enabled tools, and workflow automation to improve operational efficiency, governance, and reporting, while maintaining dashboards and trackers for SPA status, Oqood registrations, Title Deed registrations, Noqodi transactions, contract terminations, collections, compliance activities, and KPI performance.Prepare accurate daily, weekly, and monthly operational reports, management summaries, dashboards, and evidence packs, while identifying process improvement opportunities and supporting digital transformation initiatives across contract administration and registration operations.Candidate Requirements• Experience in real estate contract administration, SPA management, registration operations or equivalent property administration function.• Working knowledge of DLD, RERA, Oqood, Ejari, Noqodi, escrow and trustee office processes is preferred.• Ability to coordinate with government authorities and represent the company professionally during visits, submissions and follow-ups.• Strong document control, record keeping, compliance tracking and stakeholder communication skills.• Awareness of default management and termination documentation cycles for real estate units.• Awareness of Noqodi top-up coordination, payment references, transaction follow-up and related enquiries.• High attention to detail, strong follow-up discipline and ability to work under deadlines.• Comfortable using Excel, dashboards, CRM systems, document management systems and AI-enabled productivity tools.The ideal candidate is
