Contracts Manager – Landscape Projects

We are seeking an experienced Contracts Manager to lead contractual and commercial management for major landscape, public realm, irrigation, and infrastructure projects across Saudi Arabia. The successful candidate will manage high-value main contracts and subcontracts, protect the company’s commercial interests, lead claims and change management, and provide strategic contractual advice to project leadership.This role is suited to a senior professional with proven Saudi mega-project experience, strong FIDIC knowledge, and the ability to manage complex multi-package environments, claims, contractual correspondence, and final-account negotiations.Key ResponsibilitiesLead the administration of main contracts, subcontracts, purchase orders, tender documents, BOQs, specifications, drawings, and contractual correspondence.Review contract conditions and identify commercial risks, notice requirements, obligations, exclusions, milestones, payment terms, insurance requirements, and performance-security obligations.Develop and implement project contract-administration procedures, registers, reporting formats, and risk-control measures.Lead the preparation, review, submission, negotiation, and settlement of variations, change orders, extension-of-time submissions, disruption claims, prolongation claims, and final accounts.Ensure all contractual notices, responses, and substantiating records are issued within the applicable contractual time limits.Manage contractual correspondence and commercial negotiations with clients, consultants, PMCs, subcontractors, suppliers, and relevant stakeholders.Provide contractual and commercial advice to the Project Director, Commercial Director, Planning Manager, Project Controls team, and site management team.Lead subcontract commercial administration, including scope review, tender evaluation, subcontract award support, payment assessment, variations, claims, and close-out.Ensure subcontract agreements properly flow down applicable main-contract obligations, including programme, quality, HSE, insurance, warranties, liquidated damages, and handover requirements.Coordinate with planning, engineering, QS, procurement, finance, QA/QC, document control, and construction teams to develop substantiation for claims, variations, and payment applications.Oversee interim payment applications, payment certificates, cash-flow reporting, retention recovery, guarantees, insurance documentation, and final-account reconciliation.Maintain accurate contracts, claims, variations, correspondence, risks, guarantees, insurance, and subcontract registers.Lead contractual risk reviews and recommend mitigation actions to protect project time, cost, and commercial entitlement.Manage contractual disputes and coordinate with legal advisers where necessary, including dispute-avoidance, settlement, mediation, arbitration, or litigation support.Lead project contract close-out, including completion documentation, final account agreement, release of retention, warranties, defect-liability obligations, and subcontract finalization.Lead, mentor, and supervise Contracts Administrators and commercial team members.Required ExperienceMinimum 15 years of progressive experience in contracts management, commercial management, quantity surveying, claims, or contract administration.Minimum 8 years’ experience in Saudi Arabia on mega landscape, public realm, parks, urban-development, infrastructure, or mixed-use development projects.Proven experience managing complex, high-value contracts with multiple subcontractors, suppliers, consultants, and client stakeholders.Demonstrable experience in variations, claims, extension of time, delay/disruption matters, contractual notices, payment certification, and final-account negotiations.Strong experience with FIDIC forms of contract, particularly Red Book and Yellow Book, as well as bespoke employer and Saudi developer contract forms.Practical knowledge of Saudi Arabian construction practices, local authority procedures, client/PMC requirements, and government or developer procurement processes.Experience on large landscape scopes, including hardscape, softscape, irrigation systems, drainage, earthworks, grading, water features, landscape lighting, street furniture, playgrounds, shade structures, planting, nurseries, and maintenance works.Qualifications and SkillsBachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, Law, Commercial Management, or a related discipline.Professional certifications such as MRICS, MCIArb/ACIArb, PMP, or equivalent are highly preferred.Strong understanding of contractual risk, claims management, delay analysis, prolongation, disruption, acceleration, liquidated damages, and dispute resolution.Advanced ability to interpret contracts, BOQs, specifications, drawings, tender documents, and commercial correspondence.Strong negotiation, stakeholder-management, leadership, analytical, and problem-solving skills.Excellent English verbal and written communication skills;
