Development Manager | Winterwood, Castleknock100,000 - 115,000 € per yearOur client are seeking an experienced and driven Property Development Manager to oversee the full lifecycle of residential development projects at our Winterwood, Castleknock development. This role is pivotal in identifying and delivering high-quality developments, from initial site acquisition through to planning, construction, and final handover.The successful candidate will play a key role in maximising project value and return on investment through strong financial oversight, strategic decision-making, and effective stakeholder management.Key ResponsibilitiesSite Acquisition & FeasibilityIdentify and assess potential development opportunitiesConduct detailed financial appraisals and feasibility studiesPrepare and manage cash flow forecasts and investment modelsLead and coordinate site acquisition processes, including negotiations and due diligenceProject Management & CoordinationOversee construction progress from pre-construction through to completionManage project timelines, budgets, and quality standardsCoordinate with contractors and internal teams to ensure successful deliveryMonitor performance and implement corrective actions where necessaryStakeholder & Risk ManagementAct as the primary point of contact for investors, contractors, legal teams, and key stakeholdersIdentify, assess, and mitigate project risks throughout the development lifecycleEnsure compliance with legal, planning, and health & safety requirementsProvide regular project updates and reporting to senior managementMarketing & HandoverCollaborate with sales and marketing teams to develop effective go-to-market strategiesSupport the sale or leasing process of completed developmentsOversee project completion, snagging, and final handover processesQualifications & ExperienceBachelor’s degree in finance, business, urban planning, or real estateProven experience in managing the delivery of developments, typically requiring 5+ years in real estate development or project managementStrong understanding of legal frameworks, building regulations, planning procedures, and construction processesStrong analytical, communication, and negotiation skills
