Our founder previously built and exited a 200-employee vertically integrated platform in 2022 with business lines in construction, property management, leasing, maintenance, and brokerage. We are now deploying that same proven strategy again with greater scale and clarity.At Concord, we don’t just build properties - we build real estate investors. Our goal is for every team member to understand the full investment lifecycle and ultimately create their own path to ownership and financial independence.Our target range is 20-150 units, and we currently have a $150M active pipeline across three main subsets:✔ Office-to-residential repositioning✔ Urban infill - including ground-up and renovation of existing structures✔ Distressed / special-situation acquisitionsWe are raising $100M of equity in partnership with a local hedge fund and planning to accumulate 2,000 units over the next three years.Now Hiring: Development ManagerYou’ll own ownership-side execution across our active development and value-add construction pipeline - attending OAC meetings as the voice of the owner, reviewing and negotiating major contracts, and running projects through pre-construction, construction, and closeout across conversions, rehabs, ground-up multifamily, and distressed redevelopments.We’re looking for someone with a strong construction project management foundation who is hungry for more. You won’t be one layer removed from the deal. You’ll be in the room when we underwrite, when we negotiate, and when we decide what gets built.The path is real and the runway is wide open: as you prove out, we’ll lean in on giving you broader scope, deeper investment-side involvement, and the chance to help shape how we build, underwrite, and grow the platform.The name “Concord” was chosen intentionally as it means alignment and harmony. We believe great teams outperform great deals, and that success is built by people who care about quality, execution, and each other.ResponsibilitiesProject Leadership & OAC RepresentationRepresent ownership in OAC meetings; drive accountability and decision-making across the project teamManage projects from pre-con through closeout across conversions, rehabs, ground-up, and distressed redevelopmentsTrack schedule, quality, and budget; resolve field issues quicklyDue Diligence & Acquisition SupportLead feasibility reviews on prospective 40-150 unit opportunitiesCoordinate inspections, environmental and structural studies, and zoning/code workDeliver scope, risk, and cost insights that inform acquisition decisions and feed back into how we underwrite future dealsBudgeting, Procurement & ContractingBuild and manage detailed budgets and schedulesReview pay apps, change orders, lien waivers, and contracts; support vendor selection and negotiationTeam & Stakeholder CoordinationServe as the primary conduit between ownership and architects, engineers, contractors, and consultantsMunicipal & ComplianceInterface with expediters to secure permits and approvalsAnticipate and mitigate entitlement and code-related riskDocumentation & ReportingMaintain organized project records and closeoutsProvide frequent, transparent updates to the executive teamQualifications7-12 years in construction project management, development, or owner’s representative rolesBachelor’s in Engineering, Architecture, or Construction Management preferred; engineering or architecture-trained background a strong plusDemonstrated experience reviewing and negotiating major construction contracts (AIA or similar)Comfortable representing ownership independently in OAC meetings and with municipal and legal stakeholdersSuccessful delivery of multifamily or mixed-use projects start-to-finishPreferred experience with adaptive reuseStrong command of due diligence, construction methods, and permittingSkilled in budgeting, contracting, and cost controlProficient with Procore, Smartsheet, or MS ProjectGenuine interest in the investment side of real estate - not just delivering projects, but understanding why we take them onClear communicator with strong organization, ownership, and problem-solving instinctsWhat We Offer✔ A genuine path to growing into the leader of Concord’s construction and development function✔ An opportunity to intimately learn all facets of investments and development✔ Culture built on alignment, shared wins, and mutual respect✔ Committed capital and a live pipeline ready to execute✔ Opportunity to leave a lasting mark on Chicago’s built environmentSalary Band: $110,000- $150,000 based on experience.
