Role DescriptionQiddiya Investment Company is seeking an experienced Director - Delivery - Contracts to join the Residential Delivery team and provide contractual leadership across major residential development projects.The role will work closely with project delivery leadership to ensure construction and consultancy contracts are effectively administered throughout execution, with a strong focus on contractor performance, contractual risk, change management, claims, dispute avoidance and successful project close-out.This is a project and delivery-focused role, requiring someone who combines deep contractual expertise with a strong understanding of construction and project delivery. The successful candidate will be expected to translate contractual requirements and risks into practical actions that protect programme, cost and delivery outcomes.Key ResponsibilitiesProvide contractual leadership and advice to Delivery Directors and project teams across assigned residential projects and construction packagesLead the administration of major construction, consultancy and related delivery contracts from award through construction, handover, defects and final close-outMonitor contractual obligations, milestones, notices and deliverables, ensuring project teams and contractors remain compliant with agreed contract requirementsAdvise delivery teams on contractual strategy relating to variations, extensions of time, claims, delays, contractor performance and emerging project risksLead the assessment, preparation, negotiation and resolution of contractual claims and disputes, with a strong focus on early intervention and dispute avoidanceSupport the management of change across delivery packages, ensuring contractual implications are identified early and appropriately addressedReview contractual correspondence, notices, claims submissions and contractor positions, providing clear recommendations to project leadershipWork closely with contractors, consultants and project stakeholders to resolve contractual and commercial issues that may impact construction progress or project outcomesSupport contractor performance management, including contractual remedies, recovery measures and escalation where requiredProvide contractual input into procurement and contract formation activities where required to ensure proposed contracting strategies and documentation are practical and appropriate for downstream deliveryOversee contractual requirements associated with testing, commissioning, handover, warranties, defects management and final account / contract close-outMaintain effective coordination with relevant commercial, procurement, legal and governance stakeholders to ensure project-level contractual actions remain aligned with wider company requirementsProvide leadership, coaching and guidance to contract management professionals supporting the Delivery teamRequirementsRequirementsBachelor's degree in Engineering, Quantity Surveying, Construction Management, Commercial Management or a related disciplineMinimum 15 years of relevant experience within major construction, real estate development, infrastructure or capital projectsSignificant experience in project delivery combined with contract and commercial management, rather than purely corporate or procurement-focused contract managementStrong experience administering major construction contracts through the execution phase, including variations, claims, extensions of time, contractual notices, performance issues and close-outStrong working knowledge of FIDIC and/or major Design & Build, EPC or EPCM contracting modelsDemonstrated experience managing complex contractor and consultant relationships on large-scale projectsStrong understanding of construction delivery and the practical programme, cost and technical implications of contractual decisionsProven ability to lead complex claims negotiations and support dispute avoidance and resolutionExperience working on large-scale residential, mixed-use or masterplanned developments is highly advantageousGCC experience is strongly preferred, with experience in Saudi Arabia considered an advantageStrong stakeholder management, negotiation and communication skills, with the ability to advise senior project leadership on complex contractual mattersProfessional qualifications such as MRICS, MCIOB, MCIArb, CPCM or equivalent are advantageous
