This is an embedded leadership seat, not a property management post. Every vendor, the landlord relationship, the janitorial contract, the operating budget, and the operations platform report to this seat, and this seat reports the building to ownership once a month, in writing, on the record.You direct a site team of three: two Facilities Technicians, Day and Evening, equal in standing, and a Facilities Administration Manager, with contract porter staff and operations support task-directed through the team. You hold the 24/7 on-call, operate the escalation protocol and spend authority within ownership's thresholds, and serve as the daily point of contact for a principal-level client. The vendor book includes an HVAC service contract with extended-hours coverage and a union janitorial agreement under a written standards rider. As the platform scales to additional sites, this seat elevates to portfolio leadership.THE STANDARDThe standard here is set by the people who own the floors, and their reference points are the best hotels and private residences in the world. Nothing is judged against good enough for an office. A defect is anything a principal would notice, reported or not: a scuff at baseboard height, a lamp a shade warmer than its neighbor, a door that closes a half-second late, an invoice line that does not tie. This seat exists to find these before they are seen, fix them before they are mentioned, and prove the fix with a photograph.WHAT YOU WILL DO• Own the building's condition standard and the written standards library that defines it• Lead the 7:00 a.m. standup with the site team; review the morning walk findings and set the day's corrections• Run platform triage: priority clocks, assignments, photo proof on every close• Manage every vendor and the landlord relationship; direct the janitorial contract under the standards rider• Hold the operating budget to plan; review vendor administration and invoices with operations support• Hold the 24/7 on-call; operate the escalation protocol and spend authority• Audit condition scores and preventive maintenance completion weekly• Deliver the monthly operations report to ownership and the quarterly review with the engagement principalWHAT YOU BRING• An exacting, uncompromising attention to detail: you notice the lamp a shade off color, the misaligned plate, the invoice line that does not tie, and you hold the whole team to that standard every day• Eight or more years leading facilities or workplace operations in Class A corporate, luxury hospitality, or private client environments• Command of the New York operating environment: building management, landlord relations, union labor coordination, vendor markets• Fluency with work order platforms, priority-based response standards, and seven-figure operating budgets• The hospitality discipline of anticipation over response• Writing strong enough to author a standards library and a monthly report to ownership• The temperament for a 24/7 on-callTHIS SEAT IS NOT FOR YOU IF• You fix what is reported. The job is finding what has not been reported yet.• You consider a 90% same-day fix rate a target. It is the floor.• You write the report when asked. Here it is due the same day every month, whether anyone asks or not.HOW SUCCESS IS MEASURED• Same-day fix rate above 90%• Priority 1 defects fixed or masked within two hours, tracked to the minute• Preventive maintenance completion at 95% or better• Condition scores trending up; budget to plan; the report on time, every month• Zero findings on the principal's own walk• Zero repeat defects: a defect fixed once is fixedHOW WE HIRE FOR THISThe interview includes a floor walk. Finalists complete a short written exercise: one defect log entry and a one-paragraph standard for a space we name.COMPENSATION AND BENEFITSBase salary $185,000 to $215,000 per year, a good-faith range at the time of posting; the offer depends on experience.
