Apply & track with Apply EdgeThe Director of Operations makes the business run efficiently and predictably, turning successful strategy into repeatable systems, accountability, and execution. The position is a tactical, "in-the-trenches" builder's role designed for a professional who thrives on creating order and scalability. Reporting directly to the CEO, this position is responsible for building, not just inheriting, the operations function from the ground up. The ideal candidate will serve as a strategic thought partner to senior leadership, focused on establishing rhythms, standards, and a robust property management team structure to support large-scale growth. This role requires a hands-on approach to leadership and staff development, ensuring that company culture and vision are promoted through efficient policies and disciplined execution.Key ResponsibilitiesTeam Leadership, Development & Accountability: Grow and oversee the Asset Management and Project Management teams. Cultivate rising talent and provide development opportunities while handling internal employee affairs and performance evaluations. Defining responsibilities, setting KPIs, improving communication, and making sure teams actually execute.Operational Systems: Create processes, workflows, SOPs, technology, and reporting that keep the company organized and scaling ahead of growth.Property Operations: Make sure property management, maintenance, vendors, inspections, tenant issues, and capital projects are handled effectively.Strategic Execution: Partner with the CEO to execute company strategies. Financial & Operational Oversight: Work alongside the Director of Finance to manage the annual budgeting processes, AP/AR coordination, expense controls, property-level reporting, and variance tracking.Leasing Support: Create systems so leasing and business-development teams have the information and support they need.Vendor Management: Oversee vendors, contracts, insurance, service levels, and performance.Compliance & Risk: Ensure licenses, insurance, contracts, safety procedures, regulatory requirements, and documentation are in compliance and mitigate risk.Acquisition & Deal Flow: Assist with acquisition and disposition processes, ensuring a smooth transition to/from ownership and asset management.Data & Reporting: Establish a reliable dashboard of occupancy, rent collections, NOI, maintenance, leasing pipeline, project status, etc.Preferred Skills & QualificationsExperience in property management, asset management, or commercial real estate operations.Exceptional communication skills for routine reporting and collaboration with senior level positions.Strong leadership skills with a focus on staff development and culture building.Willingness to travel as needed to oversee operations and manage relationships.
