In addition to for-sale residential neighborhoods, OAC is currently focused on market-rate apartment communities and senior living facilities, offering a dynamic environment for professionals interested in impactful real estate development.Role Description The Director of Project Management is a full-time, on-site role based in Sussex County, DE. This position oversees the planning, execution, and delivery of multiple real estate development projects, ensuring they are completed on time, within scope, and within budget. Day-to-day responsibilities include leading project teams, coordinating with internal departments and external partners, directing schedules and resources, and monitoring project performance and risk. The role involves reviewing design and construction documents, managing contracts and change orders, tracking budgets and forecasts, and ensuring compliance with local regulations and company standards. The Director of Project Management also contributes to strategic planning, process improvement, and stakeholder communication throughout the project lifecycle.QualificationsDemonstrated expertise in project management for real estate development, construction, or related fields, including planning, scheduling, budgeting, and risk management.Strong leadership abilities to guide cross-functional teams, collaborate with developers, engineers, contractors, and consultants, and manage multiple concurrent projects.Proficiency in using project management and collaboration tools (e.g., MS Project, Excel, project tracking software) and interpreting technical documents, site plans, and financial reports.Excellent communication, negotiation, and stakeholder management skills, with the ability to present project updates clearly to executives, partners, and community stakeholders.Solid understanding of real estate development processes, permitting, and local regulatory requirements, preferably within residential, multifamily, and senior living sectors.Bachelor’s degree in construction management, engineering, real estate, business, or a related discipline; advanced degree or relevant certifications (e.g., PMP) are a plus.Proven ability to work on-site, make informed field decisions, resolve issues in real time, and maintain a safety-conscious and quality-focused project environment.Relevant experience in the Mid-Atlantic region or similar markets is beneficial, along with a track record of delivering complex, multi-phase developments.
