Director Project Delivery

Responsible for leading the end-to-end delivery of assigned development projects in Bahrain, from pre-construction through to handover, ensuring each product is delivered within the approved scope, quality, cost, schedule, and safety parameters, and in full alignment with development plans and strategic objectives.The role oversees the full project lifecycle: providing technical input during design and value engineering, securing necessary permits and approvals, contractor and consultant selection in coordination with the Commercial & Contracts function, and directing mobilization, execution, and handover activities. The Director ensures rigorous oversight of contractor and consultant performance, proactively identifies and escalates risks and issues, and drives their resolution to protect project timelines, budgets, and quality standards.

Responsibilities

Execute the project delivery and execution plan drawing on information as needed from the development department and ensure it is in line with the overall development plans and strategies.Ensure that all necessary building permits are obtained as inputs relevant to the stage of the projectProvide input during design for constructability of a single product and potential value engineering and facilitate value engineering workshopsSupport business development in the due diligence process by providing technical inputs to the different studies of the land.Ensure proper coordination and communication with the Commercial & Contracts and the Project Control functions in relation to drafting tenders, assessing proposals, selection of contractors and in relation to any variation to the contract.Manage mobilization and handover activities at the beginning of the construction phase as part of the execution stage of the project and ensure adherence to planned timeline.Collaborate with Contractors to prepare final product cost reconciliation reports to be raised to the Senior Project Director, Country GMs and nominated Development project lead to ensure they remain aware of the financial status of the project.Ensure that all projects are in compliance with all applicable codes, legal and company's specific requirements.Oversee the performance of contractors and consultants throughout the project and evaluate their performance based on set criteria and according to the roles and responsibilities in the RACI matrixIdentify and escalate and coordinate mitigation plans for risks and issues and raise them to the Senior Project Director.
