Duty Engineer

I. JOB SUMMARYManages all engineering/maintenance operations, including maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Responsible for maintaining regulatory requirements. Assists in leading the emergency response team for all facility issues. He is responsible for hotels assigned to him for all engineering functions related to the hotels.II. MAIN DUTIES AND RESPONSIBILITIESManages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems.Ensures regulatory compliance to facility regulations and safety standards.Manages and controls heat, light and power and recommends current best methods for energy conservation and economical facility operations.Develops specifications and requirements for service contracts and administers such contracts to support building needs.Distributes preventive maintenance and repair work orders and monitors timeliness and quality of completion.Oversees and directs the maintenance of grounds, guestrooms, public space, restaurants, and recreational facilities.Develops a long term plan for preventative maintenance and asset protection and overseeing execution of plan.Develops project plans in accordance with renovation or new construction needs.Contacts contractors for bids and supervising construction to ensure timely completion of projects within budgetary guidelines.Builds positive relationships with external customers such as city building/zoning department, fire prevention bureau and vendors.Ensures fire crew has complete understanding of all procedures, equipment and alarms.Performs monthly property inspection to ensure buildings and grounds are maintained in excellent condition.Conducts guest room and common area inspection to ensure guest satisfaction.Inspects and evaluates the physical condition of facilities in order to determine the type of work required.Recommends or arranges for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.Selects and orders or purchasing new equipment, supplies, and furnishings.Manages parts and equipment inventory.Ensures building and equipment licenses and certifications are current.Maintains property life safety systems (fire fighting equipment, sprinkler systems and alarm systems).Displays leadership in guest hospitality, exemplifying excellent customer service and creating a positive atmosphere for guest relations.Reviews guest satisfaction results from online channels and other data to identify areas of improvement. Shares plans with property leadership and ensuring corrective action is taken to continuously improve guest satisfaction.Ensures all annual maintenance contracts are updated, follow up and negotiation has been made in accordance with the maintenance standard.Resolves any manpower dispute within the department. Conducts interview & evaluation of new staff for the department.To check wastage and ensure optimum usage of material in the operation. To observe and report energy wastage.To monitor attendance at work, cleanliness of uniforms of all employees working in guest areas and job performance.To prepare monthly utility consumption reports and keep constant survey of correct calibration of all utility recording instruments.To report to the General Manager any abnormal conditions noticed at any time with life safety related equipment or installations.To assist in the building of an efficient team of employees by taking an active interest in their welfare, safety and development.To assist in the training of the employees ensuring that they have the necessary skills to perform their duties with the maximum efficiency.To ensure that the Department’s Operational Budget is strictly adhered to and that all costs are strictly controlled.To ensure that all employees have a complete understanding of and adhere to the Hotel’s Rules and Regulations.To ensure that all employees have a complete understanding of and adhere to the Hotel’s Policy relating to Fire, Hygiene and Safety.All other duties and responsibilities as may be assigned by the Chief Engineer and Hotel Manager from time to time.III. JOB ACCOUNTABILITIESMaintenance operations of the Hotels assigned to him related to all Engineering, Mechanical, Electrical, Plumbing and civil works are within the specified standards.Ensures the delivery of maintenance related works are within the specified time frame.IV. KEY PERFORMANCE INDICATORS (KPIs)On time Delivery of task as per the Standards.Daily Maintenance records and complaints are sorted out.Ensures cost control measures are undertaken for maintenance.Solves the guest complaints on timely basis with regards to the maintenance of the hotel.V.
