With a focus on technology, sustainability, and customer satisfaction, we strive to deliver cutting-edge products and services that meet the evolving needs of our clients in various industries.Qualifications:Bachelor's degree in Electrical Engineering, Automation Engineering, Mechatronics Engineering, or a related field(3-5 years’ experience ).Relevant experience in Building Management Systems (BMS), HVAC controls, automation, or building automation systems.1. Technical ExpertiseBMS System Knowledge: In-depth understanding of BMS architectures, controllers, field devices, sensors, actuators, VFDs, thermostats, DDC panels, and supervisory software.Programming: Experience in programming, configuring, and modifying BMS controllers and control logic according to approved sequences of operation and project requirements.HVAC Systems: Good understanding of HVAC systems, including AHUs, FCUs, FAHUs, VAVs, CAVs, chillers, cooling towers, pumps, valves, dampers, and related equipment.Control Logic: Ability to develop and troubleshoot control logic, sequences of operation, alarms, schedules, trends, graphics, and interlocks.Communication Protocols: Good knowledge of BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, and other communication protocols used in BMS systems.DDC Controllers: Ability to configure and commission DDC controllers, I/O points, control panels, and communication networks.BMS Software: Experience with BMS supervisory software, graphics development, database configuration, alarm management, trending, scheduling, and system monitoring.Integration: Ability to integrate HVAC equipment, chillers, VFDs, power meters, fire alarm systems, access control systems, lighting control systems, and other third-party systems with the BMS.2. Testing and CommissioningConduct point-to-point testing for all BMS points, including DI, DO, AI, and AO points.Perform functional testing of HVAC equipment and control sequences.Test and verify all sensors, actuators, valves, dampers, VFDs, thermostats, and other field devices.Verify communication between controllers, field devices, third-party systems, and the BMS workstation/server.Perform BACnet/IP, BACnet MS/TP, Modbus, and other communication troubleshooting and testing.Verify alarms, trends, schedules, graphics, setpoints, interlocks, and sequences of operation.Identify, troubleshoot, and resolve software, hardware, communication, and field-related issues.Prepare and complete testing and commissioning checklists and records.Coordinate with the MEP contractor, HVAC contractor, consultant, client, and other project stakeholders during testing and commissioning activities.3. Site ExecutionExecute BMS installation, programming, testing, commissioning, and troubleshooting activities at project sites.Review approved shop drawings, points lists, control schematics, sequences of operation, and project specifications.Ensure that BMS works are executed in accordance with approved drawings, project specifications, applicable standards, and contractual requirements.Coordinate with site teams to ensure proper installation and termination of field devices, controllers, panels, communication cables, and network infrastructure.Conduct site surveys and inspections to identify technical issues and required corrective actions.Travel throughout the Kingdom of Saudi Arabia as required for site surveys, meetings, installation support, testing, and commissioning activities.4. Technical DocumentationPrepare and update BMS databases, controller programs, graphics, and system configurations.Prepare and review BMS points lists, I/O schedules, control schematics, sequences of operation, and network architecture.Prepare testing and commissioning procedures, checklists, reports, and documentation.Prepare technical submittals, method statements, material submittals, and technical documentation for approval.Prepare as-built drawings, BMS network diagrams, controller backup files, and operation and maintenance documentation.Maintain accurate records of project progress, technical issues, testing results, and pending activities.5. Troubleshooting and Technical SupportDiagnose and resolve BMS hardware, software, programming, communication, and field device issues.Provide technical support to site teams, clients, consultants, and project managers.Analyze system alarms, trends, communication failures, and control issues.Provide effective solutions for technical problems and ensure timely resolution of site issues.Support system upgrades, modifications, expansions, and integration of additional equipment.6. Project CoordinationCoordinate with Project Managers, Presales Engineers, Sales Engineers, MEP Contractors, HVAC Contractors, consultants, and clients.Review project requirements and ensure that the BMS solution is implemented in accordance with the approved design.Participate in technical meetings, coordination meetings, site meetings, and commissioning meetings.Support the Project Manager in planning and executing BMS installation, programming, testing, and commissioning activities.Provide regular updates regarding project progress, technical issues, required materials, and site requirements.7. Customer and Consultant EngagementCommunicate effectively with clients, consultants, contractors, and other stakeholders.Conduct technical presentations and demonstrations of BMS systems when required.Explain BMS operation, control sequences, graphics, alarms, trends, and system functionality to clients and consultants.Support the preparation and closure of technical comments and consultant/client observations.Participate in client training and handover activities.8. Technical and Professional SkillsStrong knowledge of HVAC control systems and building automation systems.Strong programming and troubleshooting skills.Good understanding of electrical systems, control panels, DDC panels, sensors, actuators, VFDs, and field devices.Good knowledge of communication protocols, especially BACnet/IP, BACnet MS/TP, and Modbus RTU/TCP.Ability to read and understand electrical drawings, control schematics, wiring diagrams, HVAC drawings, and BMS architecture diagrams.Strong analytical and problem-solving abilities.Ability to work independently and as part of a technical team.Strong communication and interpersonal skills.Ability to work under pressure and meet project deadlines.Good reporting and documentation skills.Proficiency in Microsoft Office and relevant BMS engineering tools.Ability to travel throughout the Kingdom of Saudi Arabia as required.Having a valid driving license .9. Responsibilities and PerformanceResponsible for the proper execution of BMS programming, testing, commissioning, and site activities.Ensure that project activities are completed in accordance with the approved project schedule.Ensure that all BMS systems are tested and commissioned in accordance with approved procedures and project requirements.Maintain accurate project progress reports and technical records.Prepare and update the task list, including all pending technical issues, testing activities, commissioning activities, and required actions.Ensure timely closure of punch list items and consultant/client comments.Support the successful handover of BMS systems to the client.Prepare and maintain project backups for controllers, databases, graphics, and system configurations.Perform other duties as assigned by the direct manager.Ability to travel all over KSA.ELEMAC is an equal opportunity employer committed to diversity and inclusion in the workplace.
