Estate Manager

Key Roles & Responsibilities - Estate Manager (3-4 years experience)* Manage the day-to-day operations of residential and commercial properties such as housekeeping, security, gardening etc.* Ensure smooth functioning of all MEP services and common area facilities.* Prepare and implement preventive and breakdown maintenance schedules.* Supervise maintenance of DG Sets, STP, WTP, HVAC systems, lifts, fire fighting, plumbing, and electrical systems.* Monitor Annual Maintenance Contracts (AMCs) and vendor performance.* Coordinate with contractors for timely completion of maintenance activities.* Conduct routine inspections to identify maintenance requirements and safety hazards.* Verify maintenance work completion and certify contractor service reports.* Review and verify maintenance-related bills before processing for payment.* Coordinate procurement of maintenance materials, consumables, and spare parts.* Monitor utility consumption and implement energy-saving initiatives.* Ensure statutory compliance related to fire safety, electrical systems, lifts, pollution control, and local authorities.* Handle customer complaints and ensure timely resolution within defined service levels.* Maintain asset registers, equipment history, maintenance logs, and statutory records.* Prepare daily, weekly, and monthly maintenance MIS reports for management.* Support project handover by coordinating snag rectification and transition from Projects to Estate Management.* Ensure cleanliness, landscaping, security, and housekeeping standards across the property.* Monitor maintenance budgets and optimize operational costs without compromising service quality.* Lead, train, and supervise the estate operations team to improve efficiency and service delivery.* Build positive relationships with residents, occupants, vendors, consultants, and internal departments to ensure smooth estate operations.* Follow SOP provided by the managementLocation: Ahmedabad (Candidates present in Ahmedabad please only apply)This is an immediate opening.
