Apply & track with Apply EdgeJob PurposeTo lead the overall estate and facilities management service delivery for the NYU Abu Dhabi Project, ensuring safe, reliable, compliant, cost-effective and customer-focused operation and maintenance of the university estate and associated services.To ensure all facilities management activities are delivered in accordance with approved contractual requirements, KPIs, SLAs, Khidmah policies and NYU Abu Dhabi requirements.Education & Qualification: Bachelor’s Degree in Facilities Management, Engineering, Business Administration, Property Management, or related field.Professional facilities management qualification such as IFMA, IWFM or equivalent is preferred.Strong knowledge of CAFM, FM operations, KPI/SLA management and MS Office.Experience and Skills:Industry Experience (No. of years): Minimum 8–10 years of experience in facilities, estate, property or integrated FM operations, preferably within large, complex institutional, education, commercial or mixed-use environments. Position/functional experience (No. of years): Minimum 5 years of experience in a senior facilities/estate management or contract management position with responsibility for multiple service streams and operational teams. Competencies and Skills:Strong leadership, planning and decision-making skills.Excellent client, stakeholder and team management skills.Strong commercial, budgeting, reporting and contract management capability.Ability to manage multiple priorities, critical incidents and operational escalations.High level of communication, negotiation and problem-solving skills.Roles, Responsibilities, DutiesEstate & Facilities ManagementLead the integrated management of hard and soft facilities services across the NYU Abu Dhabi estate.Ensure buildings, infrastructure, utilities, assets and common areas are operated and maintained to agreed standards and service levels.Oversee planned, reactive and emergency maintenance activities and ensure continuity of critical services.Ensure appropriate operational procedures, maintenance strategies and service standards are implemented.Operational LeadershipManage operational teams, supervisors, engineers, technicians, service providers and subcontractors in accordance with approved organization structures.Set priorities, allocate resources and monitor service performance against KPIs, SLAs and client requirements.Lead daily, weekly and monthly operational reviews and ensure timely closure of actions and service issues.Ensure adequate manpower, materials, equipment and resources are available to maintain service continuity.Client & Stakeholder ManagementAct as a key point of contact for NYU Abu Dhabi stakeholders on estate and facilities matters.Maintain effective communication with client representatives, consultants, contractors and internal Khidmah departments.Manage complaints, escalations and service recovery actions to protect customer satisfaction.Attend client meetings and provide updates on operational performance, risks and outstanding actions.Compliance, Risk & PerformanceEnsure compliance with applicable statutory, regulatory, contractual and client requirements.Monitor asset condition, operational risks, statutory inspections, permits, certifications and audit actions.Review budgets, operating costs, resource requirements and opportunities for service improvement.Ensure all operational risks and critical issues are identified, recorded and appropriately escalated.Reporting & Continuous ImprovementPrepare management reports covering service performance, risks, incidents, asset condition, projects, costs and improvement initiatives.Drive continuous improvement, energy efficiency, sustainability and lifecycle planning initiatives where applicable.Ensure accurate records, procedures, method statements and operational documentation are maintained.Identify opportunities to improve operational efficiency, service quality and customer satisfaction.Occupational and workplace Health and Safety responsibilities: In addition to all job specific responsibilities, all employees are required to adhere to all Khidmah health, safety and environmental (HSE) policies, procedures, practices, and relevant legal and statutory health, safety and environmental requirements and obligations.
