The role requires extensive experience in estimating complex construction works, premium interior fit-outs, specialist systems, and high-value goods and services associated with luxury developments.The ideal candidate will demonstrate strong commercially driven mindset, and the ability to manage estimation and cost planning activities across multiple high-value projects while ensuring alignment with business objectives, investment targets, and market conditions. This individual will play a critical role in establishing project budgets, evaluating procurement strategies, and ensuring commercial viability while maintaining the highest standards of luxury design and craftsmanship.The successful candidate should possess the ability to manage estimation activities across multiple high-value projects.Key ResponsibilitiesLead the preparation of project budgets, feasibility cost studies, conceptual cost plans, detailed estimates, Bills of Quantities (BOQs), and tender submissions for ultra-luxury residential, hospitality, and mixed-use developments.Develop and manage cost plans throughout the Feasibility, Concept, Schematic Design, Design Development, Tender, and Construction phases, ensuring alignment with approved financial objectives.Review architectural, interior design, landscape, structural, MEP, and specialist consultant deliverables to assess scope, cost implications, and budget compliance.Prepare detailed cost plans and estimates for high-end villas, bespoke residences, luxury amenities, branded residential developments, and premium interior fit-out packages.Conduct cost benchmarking, financial feasibility assessments, and option analysis to support project viability and investment decision-making during the early stages of development.Prepare and manage estimates for high-value materials, finishes, FF&E, bespoke joinery, luxury lighting, specialty installations, smart home systems, artwork collections, imported materials, and other luxury project components.Perform detailed quantity take-offs, cost analyses, and pricing assessments for complex architectural, interior design, and engineering elements.Identify cost risks, design cost drivers, and procurement opportunities while ensuring the integrity of the project's luxury vision and quality standards.Obtain, evaluate, and negotiate commercial proposals from specialist subcontractors, luxury suppliers, international vendors, and strategic service providers.Collaborate closely with Development, Design, Interior Design, Procurement, and Project Management teams to ensure cost certainty and budget control throughout the project lifecycle.Lead value engineering and cost optimization initiatives by evaluating alternative materials, construction methodologies, and procurement strategies without compromising design intent or quality.Maintain and continuously enhance cost databases, benchmarking data, supplier networks, historical project costs, and market intelligence relevant to luxury developments.Review design changes, variations, and scope modifications, assessing their budgetary and commercial impact and providing recommendations to stakeholders.Support senior leadership in procurement strategy, commercial negotiations, investment evaluations, business planning, and executive decision-making.Prepare and present detailed cost reports, budget updates, cash flow forecasts, and cost trend analyses to senior management and project stakeholders.Lead, mentor, and develop junior estimation and cost management professionals while establishing best practices, governance standards, and continuous improvement initiatives.Ensure all cost planning, estimation, and tendering activities are delivered accurately, competitively, and within agreed project timelines and corporate standards.Requirements10+years of experience in estimation, cost planning, and tendering within the construction and fit-out industry, with significant exposure to ultra-luxury projects. Proven experience, leading estimation functions for high-value residential, hospitality, villa, or luxury mixed-use developments.Lead and manage cost planning, budgeting, and financial feasibility assessments across Feasibility, Concept, and Schematic Design stages, ensuring alignment with project objectives and investment targets.Provide strategic cost advice during early design development, including option evaluations, value engineering, cost benchmarking, and budget validation to support informed decision-making and design optimization.Demonstrated expertise in estimating ultra-luxury villas, branded residences, premium hospitality projects, and bespoke interior design packages.Strong experience in cost estimation for high-value goods and services, including luxury finishes, FF&E, imported materials, bespoke joinery, smart home technologies, specialty lighting, artworks, and custom-built elements.Hands-on experience working closely with Interior Design teams and understanding luxury design specifications, materials, and execution requirements.Strong understanding of UAE and GCC market rates, procurement practices, supplier networks, and construction methodologies.Experience in value engineering while maintaining luxury quality and design intent.Strong commercial acumen with exposure to contract administration and tender negotiations.Excellent stakeholder management, negotiation, analytical, and leadership skills.Proficiency in cost estimation software and Microsoft Office applications.Preferred BackgroundBachelor's degree in civil engineering, Quantity Surveying, Construction Management, Architecture, Interior Design, or a related discipline.Experience working with leading luxury developers, high-end contractors or hospitality developers.Established network of luxury suppliers, specialist subcontractors, and premium procurement partners across the UAE and international markets.Experience delivering projects involving bespoke architecture, luxury interiors, and ultra-premium finishes valued at AED 100M+.
