The Facility Manager will oversee and manage the overall facilities management operations across the company's assigned properties (residential communities, buildings, villas, malls, and common areas), ensuring efficient maintenance, service excellence, regulatory compliance, and cost-effective operations. The Facilities Manager will lead service providers, manage contracts, and ensure that all assets are maintained in accordance with Moroccan regulatory requirements and the highest operational and safety standards.Key Accountabilities:Facilities Operations & MaintenanceManage day-to-day facilities management operations across assigned properties.Ensure effective preventive and corrective maintenance programs for all assets.Oversee MEP, civil, landscaping, cleaning, security, and specialized services.Conduct regular inspections to ensure asset performance, service quality, and compliance with FM standards.Manage defect liability periods and oversee snag rectification activities.Ensure operational readiness of all buildings and community infrastructure.Contractor & Vendor ManagementManage and supervise AMC contractors and service providers.Ensure contractors meet defined SLAs and KPIs.Review service reports, verify invoices, and approve work completion.Lead contractor mobilization and demobilization processes.Manage tender processes, including scope preparation, technical evaluations, and contractor selection.Maintain strong relationships with service providers to ensure service quality and efficiency.Compliance, Risk & HSEEnsure full compliance with Moroccan authority regulations (Protection Civile, Commune/Municipality, ONEE and local utility providers, etc.).Oversee fire safety inspections, statutory testing, and regulatory certifications.Ensure all HSE policies and procedures are implemented across the facilities.Monitor contractor safety practices and site compliance.Ensure all permits, licenses, insurance, and certifications are valid and updated.Budget Management & Cost ControlPrepare and manage the annual facilities management budget.Monitor operational expenses and track budget performance.Approve purchase requisitions (PRs), purchase orders (POs), and contractor invoices.Identify and implement cost optimization initiatives while maintaining service standards.Manage lifecycle planning and capital expenditure requirements.Tenant, Community & Stakeholder CoordinationManage tenant complaints and service requests to ensure high customer satisfaction.Oversee tenant fit-out approvals, inspections, and permit/authorization processes.Manage handover and takeover inspections of units and facilities.Coordinate with syndics (homeowners’ associations), property management teams, and internal departments.Ensure service delivery aligns with customer experience standards.Reporting & Performance ManagementPrepare monthly operational reports for management.Monitor contractor KPIs and service performance.Maintain asset registers, maintenance records, and compliance documentation.Support internal and external audits related to facilities operations.Drive continuous improvement initiatives across FM services.Qualification requirementsBachelor’s degree in Mechanical, Electrical, Civil Engineering, or a related discipline.Professional certification in Facilities Management is an advantage (IFMA-CFM, RICS, BIFM/IWFM, or equivalent Moroccan qualification).8–10 years of experience in Facilities Management, preferably within residential communities, malls, or mixed-use developments.Experience working with developers, asset owners, or client-side FM operations preferred.Strong understanding of Moroccan authority regulations and compliance requirements.
