Responsibilities
- Develop and oversee planned preventive maintenance (PPM) schedules across all properties.
- Manage reactive maintenance workflows, ensuring rapid response and resolution of resident-reported issues.
- Ensure all building systems, MEP infrastructure, and common areas are maintained to a high standard.
- Conduct regular building inspections and audits to identify and resolve issues proactively.
- Lead and develop a team of technicians and housekeeping staff across multiple properties.
- Set performance targets through scorecards, conduct regular reviews, and deliver training programs.
- Build team capability through SOPs, structured onboarding, and skills development initiatives.
- Manage vendor relationships, service contracts, and procurement of FM supplies and services.
- Monitor FM budgets with a focus on cost control, value for money, and quality outcomes.
- Deliver data-driven reporting on SLA compliance, work order turnaround, and team productivity.
- Ensure compliance with health and safety standards, local municipal regulations, and company policies.
- Coordinate with property management on resident-facing maintenance issues and capital improvement projects.Skills:
- 3-5 years of facilities management experience across multi-building residential, multifamily, BTR, hospitality, or mixed-use portfolios.
- Strong technical knowledge of MEP systems, building, and common area maintenance requirements.
- Experience building and leading maintenance and housekeeping teams, including performance management and training.
- Familiarity with PPM scheduling, CMMS or work order management systems, and SLA-driven service delivery.
- Ability to manage FM budgets, procurement, and vendor contracts with a focus on cost control and quality.
- Detail-oriented approach to inspections, compliance, health and safety standards, and local municipal regulations.
- Strong organizational skills with the ability to manage multiple properties and prioritize competing demands.
- Fluency in English required. Arabic is a strong advantage.
- Bachelor's degree in Facilities Management, Engineering, or a related field is an advantage.
- Ability to work on-site in Riyadh or relocate.Traits We Value:
