Operations & Maintenance Project ManagerSDAC is seeking an experienced Operations & Maintenance Project Manager based in Louisville, Kentucky to oversee operations at multiple government facilities throughout the state. This position will lead facility employees, coordinate maintenance and custodial services, manage subcontractors and projects, and serve as the primary point of contact for the client.The ideal candidate is a hands-on leader with strong commercial or government facility management experience who can effectively manage employees and operations across multiple locations.What You’ll DoProvide management, supervision, and coordination for employees working at government facilities throughout Kentucky.Lead and support HVAC mechanics, electricians, general maintenance technicians, custodial employees, and other facility personnel.Serve as the primary point of contact and Quality Control Representative for the client.Travel occasionally between assigned locations to inspect facilities, meet with employees and clients, and address operational needs.Ensure work meets contract requirements, safety standards, applicable codes, and client expectations.Oversee preventive and predictive maintenance, repairs, work orders, inventory, and energy-management activities.Manage the CMMS system and ensure maintenance records are complete and accurate.Conduct routine property inspections and verify the quality of work performed by employees and subcontractors.Manage subcontracted services such as water treatment, fire protection, elevator maintenance, and other specialty services.Prepare scopes of work and RFPs, solicit competitive bids, evaluate contractors, and oversee project completion.Manage alteration, repair, and capital improvement projects involving HVAC, roofing, plumbing, electrical systems, and other facility upgrades.Develop and maintain Building Operating Plans for assigned facilities.Prepare required monthly, quarterly, and annual client reports.Oversee billing documentation and complete purchase order and invoice reconciliations by established deadlines.Maintain accurate records of budgets, maintenance activity, inventory, subcontractor performance, blueprints, and equipment manuals.Identify opportunities to reduce energy use, improve preventive maintenance, and increase operational efficiency.Train and develop employees while promoting accountability, teamwork, and quality service.Build positive working relationships with the client, building occupants, employees, visitors, and subcontractors.Respond to after-hours emergencies and support special events when needed.What We're Looking ForAt least 10 years of related operations and maintenance experience.At least eight years of management experience in commercial or government facilities.Experience managing large commercial or federally owned facilities or a multi-site facility portfolio.Experience supervising skilled maintenance employees and custodial teams across multiple locations.Experience managing subcontracted specialty services.Strong knowledge of mechanical, electrical, plumbing, and general building systems.Experience using a CMMS for work orders, preventive maintenance, inventory, and reporting.Ability to manage multiple facilities, projects, priorities, and task orders at the same time.Strong communication, problem-solving, organizational, and analytical skills.Proficiency with Microsoft Word and Excel and familiarity with Adobe.Understanding of standard purchasing, budgeting, invoicing, and accounting practices.Ability to learn and work within new accounting, HR, and facility-management systems.Ability and willingness to travel regularly throughout Kentucky.Ability to respond to after-hours emergency calls.Ability to obtain and maintain an HSPD-12 federal security clearance.Preferred QualificationsAssociate or bachelor’s degree in engineering, facility management, construction management, or a related field.Senior Mechanical Engineer, Building Engineer, or similar professional certification.PMP or Facility Management Professional certification.OSHA 30 certification.SDAC is an Equal Opportunity Employer.
