Finance Manager – Real Estate Development

Location: Dubai, UAEIndustry: Real Estate DevelopmentReports to: CEO / Group CFOJob PurposeWe are looking for a senior Finance Director to lead the financial management and strategic financial planning of a growing real estate development business.

The role requires strong commercial and financial leadership, with substantial hands-on experience within a UAE-based real estate developer.Key ResponsibilitiesLead the overall financial strategy, budgeting, forecasting, financial planning and management reporting.Manage the financial aspects of real estate development projects from land acquisition and feasibility through development, sales, completion and handover.Review project feasibility studies, financial models, budgets, profitability, IRR, ROI and development margins.Oversee project costs, construction expenditure, commitments, variations and budget performance.Lead cash-flow forecasting, liquidity management, working capital and project funding.Manage relationships with UAE banks and financial institutions and support financing, loan facilities and project funding arrangements.Monitor sales, collections, receivables and customer payment plans, particularly within off-plan developments.Oversee accounting, project accounting, financial reporting, consolidation and audit processes.Ensure compliance with IFRS, UAE VAT and applicable financial and regulatory requirements.Strengthen financial controls, governance, risk management and approval processes.Evaluate new development opportunities, land acquisitions, investment proposals and financial feasibility.Provide strategic financial advice and commercial insights to the CEO and senior management.Lead, develop and mentor the Finance team and establish clear KPIs and performance standards.Required Qualifications & ExperienceBachelor's degree in Finance, Accounting, Economics or a related field.Professional qualifications such as ACCA, CPA, CA, CMA or equivalent is strongly preferred.15+ years of progressive finance experience.Significant senior-level experience as Finance Director, CFO, Head of Finance or equivalent.Mandatory: Substantial experience working for a UAE-based real estate developer, preferably covering multiple development projects.Strong hands-on experience in real estate development finance, project finance, financial modelling and feasibility analysis.Proven experience in cash-flow management, project funding, treasury and working capital.Strong experience dealing with UAE banks and financial institutions.Experience with off-plan development, customer collections and project profitability.Strong knowledge of IFRS, UAE VAT, financial reporting, audit and internal controls.Experience managing and developing Finance teams.Experience with Oracle ERP or other major ERP systems is an advantage.Core CompetenciesStrategic Financial LeadershipReal Estate Development FinanceProject Financial ManagementFinancial Modelling & FeasibilityCash Flow & Treasury ManagementBudgeting & ForecastingProject Profitability & Cost ControlBanking & FinancingRisk Management & Financial ControlsCommercial AcumenLeadership & Team ManagementStrong Analytical and Decision-Making Skills
