About HomerunHomerun is the missing layer in student housing. We are building the "Grab for student housing" in Vietnam to solve a critical crisis: 70% to 80% of college students live in unvetted, unmonitored, and unsafe private rentals.Building physical dorms is too capital-intensive for universities, and managing thousands of scattered apartments is an operational nightmare. Homerun provides universities with a multi-tenant, white-label operating system that enables them to deploy localized, self-hosted "satellite dormitory" networks under their own brand—with zero coding and zero platform fees. We turn fragmented private rentals into safe, university-branded managed hubs.Role OverviewAs a Financial Analyst, you will play a crucial role in supporting our rapid expansion. You will own financial modeling, unit economics evaluation (cost-per-bed, CAC, LTV), budgeting, and cash flow forecasting across our growing network of satellite dormitories. You will work closely with executive leadership, operations, and procurement teams to ensure our asset-light model scales efficiently and remains capital-efficient.Key ResponsibilitiesFinancial Modeling & Unit Economics: Build, update, and maintain dynamic financial models to analyze satellite dorm network expansion, unit-level profitability, rental margins, and ROI.Planning & Budgeting: Assist in preparing annual budgets, rolling quarterly forecasts, and cash flow projections as the property portfolio scales.Cost & Procurement Analysis: Partner with Procurement and Operations teams to track cost-per-bed metrics, vendor expenditures (furniture, smart devices, safety equipment), and fit-out budgets.Performance & Variance Tracking: Conduct regular variance analysis comparing actual financial performance against budgets, identifying key cost drivers and operational efficiencies.Management & Investor Reporting: Prepare clear, data-driven financial reports, dashboards, and presentations for leadership, board members, and potential investors.Strategic Business Partnering: Deliver actionable insights to guide decision-making on pricing models, partner university commercial terms, and expansion strategy.Qualifications & RequirementsEducation: Bachelor’s degree in Finance, Accounting, Economics, or a related field.Experience: 2–4 years of experience as a Financial Analyst, Corporate Finance Specialist, or FP&A professional (experience in prop-tech, real estate, co-living, hospitality, or fast-growing startups is a strong plus).Financial Modeling: Advanced skills in Microsoft Excel (complex financial models, scenario planning, valuation) and financial analysis.Data & Tools: Proficiency with BI tools (e.g., Power BI, Tableau, Looker) or modern accounting software.Startup Mindset: High adaptability, comfortable with ambiguity, and able to build processes from scratch in a fast-paced environment.Communication: Strong analytical and presentation skills; fluent in both Vietnamese and English.What We OfferHigh-Impact Mission: Direct involvement in transforming the student housing ecosystem across Vietnam.Autonomy & Ownership: High level of ownership over financial frameworks with direct exposure to executive leadership.Competitive Package: Market-aligned salary, performance incentives, and career advancement opportunities.
