FM Engineer- Facility Management

Role & Responsibilities: · Meet the maintenance operational standards by contributing maintenance information to strategic plans and reviews; implementation- production, productivity, quality, and customer-service standards; resolving problems.· Oversee maintenance, repair, and operational activities of luxury residential projects in Dubai. · Coordinate with property managers, technicians, and vendors to ensure smooth functioning of · building systems and services. · Manage CMMS [Facilio] to streamline the maintenance workflows, track work status, orders, and monitor equipment performance. · Implement and ensure the preventive maintenance schedules and conducted routine inspections, resulting in optimized system performance and minimized downtime. · Meet the maintenance financial standards by providing annual budget information; monitoring expenditures; identifying variances; implementing corrective actions.· Evaluate the functionality and reliability of facility systems and associated equipment by conferring with operating departments, identifying problems and requirements.· Maintain the function and reliability of facility systems and associated equipment by implementing a preventive maintenance program; operating and testing systems and equipment; restoring, repairing, rebuilding, or replacing faulty or inoperative components and parts.· Improve function and reliability of facility systems and associated equipment by studying performance results, identify, recommend, and implement changes, expansions, and additions.· Maintain safe and healthy work environment by principal standards and procedures; comply with legal codes and regulations.· Update job knowledge by participating in educational opportunities; reading technical publications.· Collaborate with in-house technicians to provide guidance, identify root causes, and implement effective solutions. · Manage deployment of MEP staff from site to site.· Negotiation with external vendors and contractors for maintenance services, achieving. · cost savings. · Review vendor’s performance on a regularly basis to ensure high-quality services and timely project completion. · Establish communication with residents to address concerns, provide updates on maintenance activities in order to maintain high satisfaction levels. · Led initiative to enhance energy efficiency by recommending and implementing energy-saving measures.· Generate comprehensive reports related to maintenance activities, expenses, and equipment status for management review. · Conduct site visits, verify the scopes of works and prepare the estimation for variation jobs.· Review the invoices from subcontractors for accounting purpose, and accordingly submit reports to accounts for invoicing.· Conduct site inspection for renovation works in the building.· Conduct moves out and moves-in inspections at prepare the estimate for vacant unit re-instatement.· Conduct site surveys and evaluating the asset data and submitting details for new AMC.· Coordinating and involving insurance team for any incidents occurred and following with process accordingly.· Other duties assigned by line manager.
