FacilitiesRakal Facilities provides premium facility care through structured diagnosis, controlled execution, quality verification and professional client reporting.We are looking for an experienced operations and quality professional who can manage technicians and subcontractors, control site execution and ensure that every completed job reflects the standard expected from the Rakal brand.The RoleThe FM Operations & Quality Supervisor will take responsibility for operational delivery after a project or service requirement has been awarded.The role includes mobilisation, technician and subcontractor coordination, site supervision, quality inspections, reporting, client updates and documented closure.The successful candidate must be highly organised, technically aware and capable of managing multiple small and medium FM assignments without losing control of quality, timing or client communication.Key ResponsibilitiesPlan and coordinate project and service mobilisation.Review approved scopes, quotations, BOQs and client requirements before execution.Prepare execution plans, resource requirements and site schedules.Coordinate technicians, suppliers and specialist subcontractors.Assign daily tasks and confirm responsibilities.Supervise preventive and corrective maintenance activities.Monitor HVAC, electrical, plumbing, civil, cleaning and other FM works.Conduct regular site inspections.Verify that work is completed according to the approved scope and quality standard.Identify incomplete, defective or non-compliant work.Manage snagging, corrective actions and final closure.Maintain before-and-after photographic evidence.Prepare daily, weekly and completion reports.Maintain records of attendance, materials, site access, work permits and client approvals.Track SLA response times and completion targets.Monitor open work orders and pending actions.Coordinate materials and confirm availability before mobilisation.Control subcontractor attendance, performance and workmanship.Review subcontractor invoices against actual completed work.Support emergency and urgent maintenance requirements.Communicate progress, delays and risks clearly to the Head of Rakal Facilities.Provide professional operational updates to clients.Ensure site teams follow health, safety and access requirements.Support method statements, risk assessments and permit-to-work processes.Conduct quality audits on preventive maintenance activities.Confirm that maintenance checklists are properly completed.Support client handover and satisfaction confirmation.Maintain the corrective action tracker until full closure.Identify recurring operational problems and recommend preventive action.Support the development of approved technician and subcontractor panels.Ensure technicians are properly presented and follow client-site standards.Protect the Rakal image during every site visit and execution activity.Candidate RequirementsDiploma or bachelor’s degree in Mechanical Engineering, Electrical Engineering, Facilities Management or a related technical discipline.Minimum 5 years of experience in facilities management operations.Experience supervising technicians and subcontractors.Good understanding of HVAC, electrical, plumbing and general building maintenance.Experience with preventive and corrective maintenance.Experience working in corporate offices, commercial buildings, hotels, healthcare facilities or similar environments.Ability to read and understand scopes of work, BOQs and technical reports.Strong site supervision and quality-control skills.Experience preparing operational and completion reports.Familiarity with SLA, KPI and work-order management.Good understanding of health and safety, permit-to-work and site-access requirements.Strong communication skills in English.Arabic communication skills are preferred.Strong organisational and follow-up skills.Ability to manage multiple assignments at the same time.Valid Saudi driving licence.Transferable Iqama or eligibility to work in Saudi Arabia.Preferred ExperienceExperience in a premium FM, hospitality, corporate real estate or healthcare environment.Experience with CAFM or work-order management systems.Experience auditing PPM work.Experience in snagging and quality inspections.Experience managing specialist subcontractors.Knowledge of method statements and risk assessments.Saudi Council of Engineers registration for engineering candidates.Experience dealing directly with corporate clients and
