Job title: Head of FeasibilityReports to VP DevelopmentJob SummaryThe Head of Feasibility is responsible for leading the feasibility and market intelligence function across United Hospitality Management's hotel development pipeline. The role evaluates new hotel management, acquisition, lease, investment and development opportunities by conducting comprehensive market, financial, and operational analyses to support strategic decision-making.Working closely with the Executive Leadership, Business Development, Operations, Finance and Asset Management teams, the Head of Feasibility provides data-driven recommendations that determine the commercial viability of projects across entire United Hospitality Management target markets.Duties and Responsibilities1. Feasibility & Market AnalysisLead the preparation of hotel feasibility studies for new developments, conversions, acquisitions, leases and management opportunities.Evaluate market demand, supply, competitive landscape, and future market trends.Analyze destination performance, tourism drivers, accessibility, and economic indicators.Assess the suitability of proposed hotel locations, positioning, and brand opportunities.2. Financial Analysis & Deal UnderwritingDevelop detailed financial models, including:Revenue projectionsDepartmental operating statementsGOP and EBITDA forecastsCash flow projectionsInvestment returns (IRR, NPV, ROI) – where applicableSensitivity and scenario analysesPrepare investment memorandums and business cases for executive approval.Evaluate project risks and recommend mitigation strategies.3. Hotel Development SupportSupport the Business Development team in evaluating potential hotel management contracts and acquisitions.Provide commercial recommendations during negotiations with hotel owners and investors.Assist in preparing proposals, presentations, and development pitches.Assist where required with deal board approval submission papers.Participate to internal & external aspects of the development process including conferences, client meetings and networking opportunities as and when required.4. Strategic Research & Market IntelligenceMonitor hospitality market trends, pipeline developments, tourism statistics, and macroeconomic indicators.Produce regular market intelligence reports for senior management.Identify emerging markets and new development opportunities aligned with UHM's expansion strategy.5. Cross-Functional CollaborationCollaborate closely with:Business DevelopmentOperationsRevenue ManagementFinanceAsset ManagementDesign & Technical ServicesEnsure feasibility assumptions are aligned with operational realities and company standards.6. Leadership & Quality AssuranceLead and mentor the feasibility team.Establish best practices, methodologies, and reporting standards.Ensure all studies are accurate, commercially sound, and delivered within agreed timelines.Continuously improve feasibility tools, financial models, and analytical processes.Key Performance Indicators (KPIs)Timely completion of feasibility studiesAccuracy of financial forecasts and assumptionsQuality and reliability of market intelligenceSupport provided to successful hotel signings and acquisitionsExecutive satisfaction with analysis and recommendationsContinuous improvement of feasibility methodologiesKey RequirementsExcellent command of spoken and written English.Advanced proficiency in Microsoft PowerPoint and Excel, with strong financial modeling capabilities.In-depth knowledge of hotel valuation methodologies and feasibility analysis.Bachelor’s degree in hospitality management, Real Estate, Business Administration or a related field. An MBA or equivalent postgraduate qualification is highly preferred.Minimum of 10 years of experience in hotel feasibility and development with an international or global hotel group.Demonstrated exposure to and experience across the European, Middle Eastern, African, and Asian (EMEA & Asia) hospitality markets.Strong analytical, commercial, and strategic thinking skills, with the ability to assess investment opportunities and support business growth.OthersPerform other duties as assigned by management to support the overall objectives of the management team.Complies with all the company’s policies and procedures.Working hours as required to do your job but normally not less than 48 hours per week.
