We are now scaling institutional-grade capital partnerships and private fund structures.We are creating a position for a seasoned real estate capital markets leader who will own fundraising, investor relations, and portfolio return strategy while keeping full flexibility.Core ResponsibilitiesLead capital raising for new project-specific vehicles and future closed-end funds (targeting family offices, HNWI platforms, and institutional co-investors)Structure and negotiate JV equity, preferred equity, and mezzanine opportunitiesBuild and maintain a global investor pipeline focused on Southeast Asia luxury real estateOversee investment underwriting standards, return modeling, and distribution waterfallsEnhance portfolio performance (rental yields + exit timing) to support fundraising narratives and track-record credibilityAct as the primary relationship owner for existing and future limited partnersCommitmentFully remote + 2–3 trips per year to Phuket or investor locationsInitial 12-month engagement with clear path to longer-term or expanded roleYou Bring15–25+ years in real estate private equity, investment management, or capital raising (luxury hospitality or residential strongly preferred)Verifiable track record of raising $10M–$40M+ for real estate funds or club dealsExisting relationships with family offices, UHNW platforms, and Middle Eastern and European private wealth channelsDeep experience structuring waterfalls, promotes, and preferred returnsStrong modeling skills and ability to articulate IRR, equity multiple, and yield storiesPrior SE Asia exposure and network is a significant advantageCurrently independent, semi-retired, or running your own advisory practiceWhy SKHAIDirect CEO access and true strategic influenceSuccess fees + carried-interest style upside on capital raised and performanceLead the investment story for one of the most attractive luxury real estate platforms in AsiaThis is a rare opportunity to build and lead the investment function for a high-growth brand on your own terms.
