OverviewAs Head of Offices in the Kingdom of Saudi Arabia, you will lead and drive Knight Frank’s office and retail agency business in Riyadh, with a strong focus on transactional activity, business generation and revenue growth.This is a highly hands-on, client-facing role for an experienced commercial agency professional who is actively involved in the market. The successful candidate will be expected to regularly meet landlords, occupiers, investors and retailers, win new instructions, identify opportunities, negotiate transactions and personally drive deals through to completion.The role requires a strong network across the Riyadh market, with established relationships with landlords, occupiers, retailers and key professional services firms. Strong Saudi Arabia experience, particularly within the Riyadh office and/or retail leasing market, is essential.This is not a purely management or advisory position. We are looking for a commercially driven hustler who is comfortable being on the ground, generating business, meeting clients and closing transactions.Key ResponsibilitiesUnderstand the Knight Frank business and have a sound business knowledge within the commercial agency market in Saudi Arabia, particularly the Riyadh office and retail sectors.Obtain instructions within agreed guidelines to achieve agreed business and revenue targets.Network actively and generate new business opportunities within the Riyadh market.Pitch and win new office and retail instructions and act on behalf of landlords, occupiers and retailers.Develop and maintain strong relationships with landlords, occupiers, retailers, investors and key professional services firms.Be highly active in the market, regularly meeting clients and identifying new opportunities.Personally originate, negotiate and close office and retail transactions, including lease renewals, new lettings and lease disposals.Maintain a strong pipeline of transactions and demonstrate a consistent focus on fee generation and completed deals.Research accurately and present market information in writing to a professional standard.Develop business development strategies, set goals and create plans to achieve agreed business and revenue targets.Refer business leads or other potential fee-earning opportunities into other parts of the regional and global business.Develop comprehensive marketing strategies to promote properties to potential buyers or tenants.Showcase properties through various mediums such as online listings, office tours, presentations and networking events, including overseeing the preparation of leasing particulars, videos and online collateral/listings.Undertake the efficient administration of all procedures in carrying out business and ensure transactions are progressed effectively through to completion.Manage your own workload and maintain a proactive approach to client meetings, business generation and transaction management.Prepare and maintain up-to-date and accurate records.Draft and navigate Heads of Terms without any oversight.Navigate and advise on the commercial elements of a lease contract and have a sound understanding of the clauses which impact lease value.Create plans, advise on occupancy absorption and formulate clear leasing strategies for existing and future office and retail developments, which may include repurposing existing space.Report to landlords and provide regular updates on leasing activity, market conditions, opportunities and transaction progress.Build and maintain goodwill, confidentiality and trust with prospective and existing clients at all times in order to foster the professional image of the Partnership.Communicate fully with all stakeholders concerned to ensure that business is managed in an efficient and professional manner.Support and manage a team of agents, ensuring that their targets are being met and their queries are addressed, while remaining personally involved in business generation and transactions.Lead by example and contribute directly to the growth and revenue generation of the office and retail agency business.Perform other tasks as requiredSkills and QualificationsBachelor's degree preferred, or equivalent relevant work experience.Minimum 8 years’ experience in commercial agency, office agency or retail leasing.Strong Saudi Arabia real estate experience is essential, with significant Riyadh market experience strongly preferred.Proven track record of personally originating and closing office and/or retail leasing transactions.Demonstrable experience in lease renewals, new lettings and lease disposals.Established network of landlords, occupiers, retailers and relevant professional services firms within Saudi Arabia.Experience working with both landlords and occupiers, buyers and sellers.Proven ability to win new instructions, generate business and achieve revenue targets.Sound understanding of the Riyadh office and retail market, including current rents, trends, incentives, upcoming supply, existing vacancies and active tenant requirements.Strong site-finding skills for retailers and office occupiers.Strong negotiation skills and a sound understanding of Heads of Terms and the commercial elements of lease agreements.Excellent communication, presentation and client relationship skills.Ability to work collaboratively with team members while remaining highly hands-on and commercially focused.Ability to take initiative and work proactively in a competitive marketplace.Strong drive to succeed, with a proven ability to identify opportunities and convert them into transactions.Comfortable being client-facing and spending significant time in the market meeting landlords, occupiers and other key stakeholders.Strong ability to build and maintain long-term relationships with landlords and tenants.Ability to support and manage a team of agents while continuing to personally generate business and close transactions.International experience is beneficial.Understanding of regional business culture and regulations.MRICS or on APC pathway preferable.Proficient in Microsoft Office and Knight Frank internal systems.Fluency in English and Arabic.Flexible attitude towards travelling.KSA driving licence required
