Founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital: 52 million sq ft delivered (32 million as developer, 20 million as contractor), 2,000+ acres acquired, 200+ buildings, two SEBI Category II funds run to a successful close, India’s first domestic warehousing AIF and India’s largest industrial real estate exit, all delivered across his three prior platforms.The team is deliberately small and stays small — a few dozen people across development, leasing, investments, finance and capital formation, every one a co-builder with a real stake in what the platform becomes.THE DEVELOPMENT TEAMThe development business sits under its own Chief Executive Officer and turns approved land into a building that earns: around eleven seats when fully built, across delivery, operations and leasing. A Head — Projects will sit over delivery as the programme thickens. Procurement and contracts is this seat, it is new, and whoever joins decides what it becomes.WHERE THE MONEY IS ACTUALLY SPENTA warehouse does not become expensive on site. It becomes expensive at award: by the time a running bill is queried, the price was agreed months earlier, by someone who either held a benchmark or did not.Four things carry the seat. PACKAGE — scope splits, the package universe, cluster strategy across parks. RATE — benchmarked rates, live market tracking. CONTRACT — risk allocation and terms that survive at claim stage. DELIVERY — long-lead expediting, material at site on time. Leverage and accuracy across these four is the standard by which this role is judged: every project buys at a benchmarked rate, on a contract that survives a claim, and never waits on the critical path.The unusual part of the offer is the timing. The buy has not been made yet: no legacy vendor base to inherit, no rate contract somebody else negotiated, no package split to live with. You write all of it, once, for a portfolio rather than a site.WHY THIS ROLE EXISTSWe intend to build in several markets and several parks at once, and a fragmented, site-by-site buy leaks money twice over: on rate, because nothing is consolidated, and on programme, because long-lead items get ordered when the drawing is ready rather than when the schedule demands. Converting that into a portfolio buy is ordinary. Doing it without slowing a single project is not, and that is the seat.WHAT YOU WILL OWN1. The package universe and the buy for the first ground-break — scope splits, packages clustered across parks, rate contract versus project tender, and a package register against the master programme in time for January.2. Long-lead and critical path — PEB, MEP, DG, HVAC, fire and dock equipment sequenced so no award sits on the critical path. You own the lead-time table and defend the dates.3. The vendor base, the tender and the award — a pan-India base by category and geography built ahead of the demand, on structured pre-qualification, with three qualified bidders live in every major category; complete RFQ packages, a controlled addenda process and a fixed bid calendar; bids normalised to a like-for-like basis and the recommendation defended to the approval authority with the saving quantified against sanction.4. Rate, contract and control — rate contracts maintained, steel, cement, PEB and MEP movement tracked, a live benchmark for every line item so a rate is never argued from memory, leakage flagged before it becomes a variation, and terms that hold when tested: price variation, liquidated damages, retention, defect liability, bank guarantees. Plus the dashboards and vendor scorecards the next buy is decided on.HOW YOU WILL WORKEvery package moves through the same eight gates, from demand and package split to close-out and vendor rating, with the same evidence at each — so a category strategy set at Gate 1 is still visible in the final account at Gate 7.One system of record: the buy sits in the ERP chosen with the Chief Financial Officer, and the analytics come off live procurement data rather than a monthly deck. Judgment is written down — a negotiation carries a record, a recommendation carries the comparison it rests on. You will be asked for the number, not the process, and if the number is bad you will be backed while you fix it.WHO WE ARE LOOKING FORESSENTIAL– 12–18 years in procurement and contracts for industrial, warehousing or large civil construction, at least five as the owner of packages rather than the processor of orders, with multi-site and multi-state exposure: you have consolidated a buy across projects, not only run one.– A package you can talk about end to end — value, scope, bidders, saving against sanction, how the vendor performed — and bid normalisation you can demonstrate on paper, not describe.– PEB and MEP procurement at package-owner level, with a lead-time table you carry in your head, and RCC alongside PEB. Commercial fluency: BOQ interpretation, rate analysis, FIDIC or Indian standard forms, GST and duty impact, and the clauses you fight for and the ones you concede, with a claim you can point to.– ERP-based procurement and e-tendering used in anger rather than seen in a demo; fluent reading of civil, PEB and MEP drawings; B.E. or B.Tech in Civil or Mechanical Engineering; based in or willing to be based in MMR.ADVANTAGEOUS: MBA or PGDM in supply chain or materials management, NICMAR or IIMM; Grade A industrial and warehousing developers with in-house procurement, or large civil and PEB contractors and PMC firms at package-owner level; having stood up a function from nothing.WHAT THIS ROLE IS NOT– Not PO processing: indent to order to receipt is hygiene, and most of it will be automated. Not a buying desk two removes from the decision — you recommend the award and defend it. Not a contracts-drafting seat: lawyers draft, you decide what risk the platform buys.COMPENSATIONVantrock benchmarks compensation against the upper quartile for the role and market, weighted toward equity for candidates who want to build long-term, and we discuss numbers in the first conversation rather than anchoring either side.
