Investment Analyst - Real Estate

Sphere recruitment are working with a privately funded family office pursuing opportunistic real estate investments across equity, development, and credit. We invest flexibly across the capital stack and asset classes, targeting situations where speed, creativity, and rigorous underwriting can unlock outsized risk-adjusted returns.The role we are recruiting for is a Real Estate Investment Analyst to support origination, underwriting, execution, and asset management across direct acquisitions, development projects, structured equity, and private credit. You will work closely with principals and the Investment Manager, gaining broad exposure, accelerated responsibility, and a steep learning curve.Key responsibilities:Build and maintain detailed financial models: acquisitions, development appraisals, equity waterfalls, debt sizing, and loan structures; run sensitivities and scenario analyses.Conduct market research and underwriting: comps, rent and sale benchmarks, operating assumptions, lease reviews, covenant analysis, and 3rd-party report coordination.Prepare investment materials: teasers, screening memos, IC presentations, Q&A trackers, and deal timelines; support negotiations with clean, data-backed analysis.Execute diligence workstreams: coordinate advisors (legal, tax, technical, environmental), compile findings, track CPs, and maintain data rooms.Support asset management: monitor KPIs vs. underwrite, budgets and capex, covenant compliance, business plan progress, and exit analyses.Contribute to credit investments: borrower analysis, collateral assessment, cash flow coverage, security packages, and downside/recovery modelling.Maintain portfolio reporting, dashboards, and the deal CRM; help with quarterly valuations, benchmarking, and market/peer monitoring.Skills & Experience: 1–3+ years of relevant experience in real estate investing, private equity, credit, investment banking, consulting, brokerage capital markets, or principal development.Strong financial modelling skills and attention to detail; proficiency in Excel and familiarity with Argus or comparable tools is a plus.Solid grasp of real estate fundamentals and transaction mechanics; eagerness to learn complex structures and legal documentation.Clear, concise writing and presentation skills; ability to turn analysis into actionable insights.Proactive, resourceful mindset with strong ownership and organisation; comfortable in a fast-paced, low-bureaucracy environment.Relevant degree; progress toward RICS/CFA/CAIA or similar qualifications is advantageous.
