قدّم وتابع مع أبلاي إيدجJob PurposeTo support the planning, coordination, execution, and handover of lifecycle replacement, refurbishment, upgrade, and asset improvement projects across the NYU Project.The role ensures that assigned project works are delivered safely, on time, within approved scope, and in compliance with client requirements, HSE standards, quality procedures, asset condition needs, and contractual obligations, while supporting serviceEducation & Qualification: Bachelor’s Degree or Diploma in Engineering, Facilities Management, Project Management, or related field.Relevant FM, HSE, technical, or Project Management certification is preferred.Proficiency in MS Office; CAFM or AutoCAD knowledge is an advantage.Experience and Skills:Industry Experience (No. of years): Minimum 5–7 years of experience in facilities management, project engineering, construction, asset management, maintenance, or lifecycle works.Position/functional experience (No. of years): Minimum 3–5 years of hands-on experience in project coordination, refurbishment works, asset replacement, site supervision, contractor coordination, technical reporting, and project handover.Competencies and Skills:Strong knowledge of FM operations, lifecycle work, asset replacement, and refurbishment projects.Good understanding of building systems, MEP, civil works, drawings, and technical documentation.Strong site coordination, inspection, and contractor management skills.Ability to support project planning, scheduling, procurement, and handover activities.Good knowledge of HSE, quality, testing, commissioning, and snagging processes.Strong reporting, follow-up, problem-solving, and communication skills.Ability to manage multiple priorities and work under pressure.Commitment to safety, quality, service continuity, and continuous improvement.Roles, Responsibilities, DutiesLifecycle Project SupportSupport the planning and delivery of lifecycle replacement, refurbishment, upgrade, and minor works projects.Review asset condition reports, maintenance history, site observations, and technical data to identify project requirements.Assist in preparing project scopes, schedules, cost estimates, risk assessments, method statements, and technical documentation.Support prioritization of lifecycle work based on asset condition, safety, compliance, operational impact, and client requirements.Technical Coordination and Site SupervisionCoordinate daily project activities with contractors, consultants, suppliers, FM teams, HSEQ, QA/QC, and client representatives.Supervise sites work to ensure compliance with approved drawings, specifications, method statements, and quality standards.Monitor contractor performance, workmanship, materials, progress, and safety compliance.Identify technical issues, site constraints, and risks, and support timely resolution.Inspections, Testing, and HandoverConduct site inspections to verify work quality, progress, and compliance with project requirements.Support testing, commissioning, snagging, de-snagging, and final handover activities.Ensure completion documents, warranties, O&M manuals, as-built drawings, test reports, and approvals are collected and submitted.Follow up on defects, outstanding works, and corrective actions until closure.Compliance, HSE, and QualityEnsure works comply with HSE requirements, permit-to-work procedures, risk assessments, method statements, and quality standards.Support incident reporting, NCR closure, audit requirements, and corrective action follow-up where required.Ensure contractors follow approved safe work practices and site procedures.Escalate safety concerns, quality issues, non-compliance, or project delays to the Lifecycle Projects Manager.Budget, Procurement, and Contractor SupportSupport procurement by preparing technical requirements, reviewing quotations, and assisting in supplier or contractor evaluations.Track materials, approvals, deliveries, variations, and cost-related updates.Assist in reviewing contractor submissions, technical proposals, materials, drawings, and progress updates.Support cost control by monitoring project requirements, material usage, and changing requests.Reporting and Stakeholder CoordinationPrepare progress reports, site updates, inspection records, trackers, risk logs, and action lists.Provide regular updates on project progress, pending actions, risks, and completion status.Coordinate with end users and operations teams to minimize disruption during project execution.Support continuous improvement initiatives related to asset reliability, sustainability, energy efficiency, and lifecycle performance.
