قدّم وتابع مع أبلاي إيدجJob PurposeTo manage and deliver lifecycle replacement, refurbishment, upgrade, and asset improvement projects across the NYU Project, ensuring building assets and systems are maintained, renewed, and enhanced in line with client requirements, asset condition, approved budgets, HSE standards, quality requirements, and contractual obligations. The role supports long-term asset reliability, service continuity, cost efficiency, and continuous improvement across the project.Education & Qualification: Bachelor’s degree in engineering, Facilities Management, Project Management, or related field.PMP, PRINCE2, FM, or Asset Management certification is preferred.Proficiency in MS Office; CAFM or project management system knowledge is an advantage.Experience and Skills:Industry Experience (No. of years): Minimum 8–10 years of experience in facilities management, project management, asset management, construction, engineering, or lifecycle works.Position/functional experience (No. of years): Minimum 5–7 years of hands-on experience in lifecycle project planning, asset replacement, refurbishment works, budgeting, contractor management, project delivery, and stakeholder coordination.Competencies and Skills:Strong knowledge of lifecycle planning, asset management, FM operations, and project delivery.Good understanding of building systems, MEP, civil works, refurbishment, and asset replacement.Strong project planning, scheduling, budgeting, and cost control skills.Ability to review technical scopes, drawings, specifications, proposals, and project documents.Strong contractor, consultant, client, and stakeholder management skills.Good understanding of HSE, quality, permits, testing, commissioning, and handover processes.Strong reporting, analytical, problem-solving, and decision-making skills.Ability to manage multiple projects, priorities, risks, and deadlines.Commitment to safety, service continuity, cost efficiency, sustainability, and continuous improvement.Roles, Responsibilities, DutiesLifecycle Planning and Asset ManagementDevelop and maintain lifecycle plans for building assets, systems, infrastructure, and facilities.Review asset condition reports, maintenance history, performance trends, and risk data to identify lifecycle project requirements.Prioritize replacement, refurbishment, and upgrade works based on asset condition, criticality, compliance, cost, and operational impact.Support long-term asset planning to improve reliability, efficiency, safety, and service continuity.Project Management and DeliveryManage lifecycle, refurbishment, replacement, upgrade, and minor works projects from initiation to completion.Prepare project scopes, schedules, budgets, risk assessments, method statements, and delivery plans.Coordinate project execution with internal teams, consultants, contractors, suppliers, and client representatives.Ensure projects are delivered safely, on time, within budget, and to the required quality standards.Budgeting and Cost ControlPrepare lifecycle project budgets, cost estimates, business cases, and funding justifications.Monitor project costs, variations, commitments, and financial performance.Identify cost-saving opportunities while maintaining quality, compliance, and operational requirements.Support procurement activities, including technical evaluation, scope clarification, and vendor coordination.Technical Review and ComplianceReview technical proposals, drawings, specifications, materials, and project submissions.Ensure lifecycle work complies with client requirements, statutory regulations, HSE standards, quality procedures, and company policies.Coordinate approvals, permits, inspections, testing, commissioning, and handover requirements.Ensure project documentation, warranties, O&M manuals, as-built drawings, and completion records are properly maintained.Stakeholder and Contractor CoordinationCoordinate with client representatives, FM operations, HSEQ, procurement, finance, consultants, contractors, suppliers, and end users.Provide regular project updates, progress reports, risk logs, and action trackers.Monitor contractor performance, site activities, quality of work, and compliance with approved specifications.Manage stakeholder expectations and ensure minimal disruption to campus operations.Reporting and Continuous ImprovementPrepare lifecycle reports, project dashboards, budget updates, progress summaries, and management presentations.Monitor project KPIs, milestones, risks, costs, quality performance, and handover status.Analyze asset performance and project outcomes to recommend future improvements.Support initiatives related to asset reliability, energy efficiency, sustainability, and lifecycle cost optimization.Occupational and workplace Health and Safety responsibilities: In addition to all job specific responsibilities, all employees are required to adhere to all Khidmah health, safety and environmental (HSE) policies, procedures, practices, and relevant legal and statutory health, safety and environmental requirements and obligations.
