Market Research Manager

Candidates with less or no Real Estate Research experience will not be preferred. We measure Dubai's property market against the Dubai Land Department registry, not the headline. Our quarterly review found that prices rose 0.1 percent in Q3 2026 while the same kinds of home fell 2.0 percent. That is the kind of finding you will own. What you will do

• Run the quarterly and monthly market reviews from first question to published edition.
• Query the registry directly: sales, leases, off plan pipeline, developer concentration.
• Build and defend the method: what is counted, what is excluded, why a figure is published or withheld.
• Check every number before it is printed. A figure without its count and period does not ship.
• Brief developers and investors on what the data shows, and stop where the data stops.
• Work with the MOIRA team so what you learn becomes a rule the engine applies every month. What you bring
• 5 or more years in real estate research, valuation or market analytics, UAE preferred.
• SQL you can run yourself. BigQuery, Python or R a plus.
• Comfort with DLD and ADREC data, and knowledge of how a registration differs from a sale.
• Writing that a non-specialist can read and a specialist cannot fault.
• A habit of asking "measured how" before "what does it mean".What we offer
• A dataset covering every registered Dubai sale since 2008 and every lease.
• A small team where your method becomes the product.
• Competitive salary, visa, medical insurance.
• AED 30,000 to 36,000 a month, set by experience.
